  • What is a California Multiple Listing Service (MLS)?
    • A California MLS is a database usually accessible only to real estate agents, where agents list and market properties to other agents. They can also offer a commission to other agents. In the US over 80% of properties sell with buyer agents (most of the rest are property transfers to relatives, friends, etc.).   • Should I offer the buyer's agent a commission in California?
    • You can choose not to, but we recommend that you do. A majority of buyers are still represented by an agent, so it's recommended that you offer the buyer's agent commission to incentivize agents to bring you buyers and help sell your home faster. Remember: with Houzeo, you've saved the seller's agent commission, which would normally be between 2% to 3% in California.

  • Do I need to review my California MLS listing?
    • Yes. Within 24 hours of when your Listing Agent emails you a copy of your MLS listing, you are required to review it and inform your agent if you see anything that might not be accurate. MLS penalizes members for any inaccurate information and you're responsible to pay this fine if incurred.

  • How will I know when my California property listing goes public?
    • Two to 48 business hours after you've submitted your California property listing on Houzeo.com and answered any additional questions your Listing Agent might have, your listing will go live on the MLS and various portals like Zillow, Trulia, and Realtor.com. You can check it out on Realtor.com. Note that your agent is responsible only for getting your property on the California MLS. Sometimes the syndication to 3rd party websites like Zillow, Trulia, etc. may not work as intended and you might need to contact them directly.

  • How long does it take to get my listing on the California MLS?
    • In most cases, your listing will appear the same day or on the next business day. This is after you have submitted your listing on houzeo.com and answered any follow-up questions the Listing Agent might have. In some cases, however, it can take upto 2 business days for your property to be listed on the California MLS.

  • Will my California property listing appear on Zillow, Redfin, Trulia, etc.?
    • Yes. All our plans include syndication to major websites, including Zillow, Redfin, Realtor.com, Trulia, Re/Max, and many more. Note that the agent is responsible for the MLS listing only, and in rare cases, there can be issues with syndication to 3rd party sites like Zillow, Trulia, etc. In these cases, you can reach out to these sites directly to get things corrected.

  • How will buyers and buyer agents contact me about my California property listing?
    • Your California Listing Agent will also insert your contact info in the private remarks section of the MLS listing. About Flat Fee MLS in California

The Multiple listing service, also known as the MLS, is a portal that real estate brokers can access to list properties, view local real estate data, and interact with other brokers. Most people recognize the MLS as the database that all realtors use to post homes for sale. The MLS can only be accessed by local licensed realtors, who pay a membership fee. There are over 700 MLS’s in the country and each multiple listing services is geographically based. Real estate listings should only be posted on the local MLS. Realtor.com acts as a nationwide collection of all properties listed on the 700 MLS’ around the country. The only way to get your home listed on the MLS is through a licensed broker who is a member of your local MLS.

Why list on the MLS in California

1 – Many agents set up auto notification emails for their buyers when new homes show up on the MLS. You want to be on this list.

2 – Most local MLS’ distribute to Zillow, Trulia, Redfin, and several other brokerages/portals. This is important exposure for your listing.

3 – Finally, MLS allows you to offer the buyer’s agent a commission. Since most buyers are still represented by agents, a fair commission to buyer’s agents incentivizes them to show your home. This will immensely increase your chances of a quick sale!

What is FSBO in California

FSBO (pronounced, “fizbo”) is real estate agent lingo for “For Sale By Owner.” FSBOs in California are home sellers who sell their homes directly to buyers without using real estate agents. Those sellers often put signs in their front yards that say, “For Sale By Owner,” and thus the name. If you ever want to get into a lively conversation with any real estate agent, just ask them what they think of “For Sale By Owners.” I can’t think of a subject that gets real estate agents more riled up. Many will dive into a story about a FSBO house that sold for far less than fair market value. It may have happened many years ago but their memory of it is likely to be as fresh as yesterday.
