Who Needs a 4-Point Inspection?
Home buyers buying a property older than 30 years old should conduct a 4-point home inspection. This inspection is also, sort of like a mandate required by home insurance companies, to understand the total liabilities of the property they will have to cover.
What Does a 4-Point Inspection Cover?
A four-point house inspection covers –
1. Roofing
Home inspectors will look for shingles or cracks in the house’s roof. The roof’s material and age are also examined to understand its life expectancy.
2. Electrical
The property’s electrical system and wiring patterns are examined, and typically homes with copper wiring or aluminum are at an increased risk for hazards.
3. Plumbing
The house inspector will check the pipes and plumbing system to identify potential leaks that may cause water damage to the property.
4. HVAC
HVAC stands for “Heating, Ventilation, and Air Conditioning,” and an HVAC inspection essentially means examining vents, central heaters, and air conditioners to identify safety threats.
