Every Houzeo package starts with an upfront listing fee that depends upon the package you pick. It varies across states due to local MLS requirements. For example, Wyoming base prices start at $649 and Nebraska ranges from $299 to $399. Use the interactive map below to see costs in your area:
State-Specific MLS Fees
Some local MLS systems in certain states require additional fees apart from the listing fee. For example, South Carolina’s Hilton Head and Beaufort County MLSs add a 0.5% fee at closing due to local rules.
These aren’t Houzeo charges and are passed on to the local MLS. However, these closing costs are disclosed on the pricing page.

What Is Houzeo’s Refund Policy?
Houzeo.com offers full refunds minus a $50 non-refundable deposit, as long as all four of the following conditions are met:
- It has been less than 7 days since you placed your order
- You have not signed the Listing Agreement
- Your listing is not live on the MLS
- You have not been assigned a draft listing
As per our refund policy, optional upgrades like the yard sign, lockbox, or contract assistance package are not refundable separately.
What Is Houzeo’s Cancellation Policy?
You can cancel your MLS listings at any time through Houzeo’s dashboard. There’s no cancellation fee in most states. The only exception is Georgia, where a $25 cancellation fee is charged due to local MLS rules.
However, if you have a pending contract with a cooperating broker’s buyer, you cannot cancel the listing.
To reinstate a cancelled MLS listing within the term of the listing agreement, you must pay a reinstatement fee. It’s equal to the cost of a new listing in your state.
