Houzeo is a tech-centric For Sale By Owner website and a real estate platform. It gets your house listed on the Multiple Listing Service (MLS), the main directory for homes for sale, for a flat fee. Houzeo is currently headquartered in New York.

How Will Houzeo Save You Money?

Only licensed agents have access to your local MLS. They charge an average real estate commission of 3% of your home’s selling price to get your property on the MLS.

Houzeo works on a Flat Fee MLS listing model. So instead of charging a commission, we charge a nominal flat fee to list your property on your local MLS.

As a result, Houzeo effectively eliminates the 3% listing agent commission right away. If you find an unrepresented buyer, you can save another 3% in buyer agent commissions.

Houzeo Listing

In this package, you get to list your home for free on Houzeo.com. The buyers’ traffic that Houzeo.com receives will be redirected to your property at no extra cost.

So, on top of saving the listing agent commission, you will also save the 3% buyer agent commission if the buyer finds you through Houzeo.com. Note that the free Houzeo listing does not get your house listed on the MLS.

Bronze Package

Bronze package offers-

• 3-month MLS listing with 6 photos
• Syndication to Zillow, Trulia, Realtor.com, Redfin & more
• Custom yard sign for $49

Houzeo’s Bronze Package is best suited for selling a lot or land property by owner since land sale doesn’t require other features like showings, more photos, etc. Houzeo’s online dashboard also makes it easy for you to view your listing and make changes to it.

Home sellers cannot directly access the MLS. So to make any changes to your MLS listing once it goes live, Houzeo charges a nominal fee of $25.

Silver Package

Silver package offers-

• 6-month MLS listing with 24 photos
• Syndication to Zillow, Trulia, Realtor.com, Redfin & more
• Up to 10 free listing changes

👉 Note: Listing with Houzeo helps you skip the 3% listing agent commission. But you still have to offer a competitive buyer agent commission of 2% to 3% to attract more buyers while selling your home. Houzeo does not get any portion of the buyer agent’s commission.

Are There Any Houzeo Hidden Fees?

No, there are no Houzeo hidden fees. We disclose all fees upfront on our state-specific pricing pages. But in some states, Houzeo charges extra at closing to fulfill minimum service requirements.

Houzeo Refund Policy

Houzeo’s refund policy is straightforward. Homesellers can request a refund if they are not satisfied with Houzeo’s services. We offer a complete refund after deducting a $50 non-refundable deposit.

Home sellers have to fulfill the following criteria to claim a refund:

• It has been less than 14 days since the seller placed an order, and
• The seller has not signed the listing agreement, and
• The seller’s listing is not live on the MLS, and
• No draft listing has been assigned to the seller

As per our refund policy, sellers do not get refunds for optional upgrades. This includes yard sign, lockbox, ShowingTime, Contract to Close Assistance Package, etc.

Houzeo’s Cancellation Policy

Houzeo does not charge any termination fees. You can cancel your listing at any time for free, even before the listing expiration date by submitting a change request through the Houzeo website.

Note that only for homes listed on the Georgia MLS (GAMLS), the seller needs to pay a termination fee of $25.

If you want to reinstate your canceled MLS listing within the term of the listing agreement, you will pay a reinstatement fee, which is the same amount as the cost of a new listing in your state.

Houzeo’s Success Fees

The success fee is a compensation fee you pay a company for successfully closing a transaction and selling a house. Houzeo does not charge any success fee as of 2022.
