1000 Meridian Ave

A low-rise, two-story Art Deco condominium conversion on tree-lined Meridian Avenue in Miami Beach, originally built in 1945 and attributed to era-appropriate designers. The masonry façade, modest scale and corner-oriented layouts reflect classic South Beach vernacular; many units feature balconies or terraces that face the street or internal courtyards. Interiors are a mix of original proportions and contemporary renovations: one- and two-bedroom plans dominate with split-bedroom configurations, main-level primary suites, and typical retrofitted conveniences such as in-unit washer/dryer combos, updated kitchens with stainless-steel appliances, and European-style bathrooms. Common-area upgrades reported over recent years include new plumbing, electrical, roof, central air and hurricane-impact windows, improving resilience and building systems. Shared outdoor spaces include small courtyards and fenced perimeters; unit access is ground- or second-floor entry. Building services and policies are straightforward: condominium governance with long-term rental allowances, modest HOA dues, and standard pet/security rules. The location is highly walkable — immediate proximity to Flamingo Park, Lincoln Road, the Atlantic Ocean and neighborhood retailers — offering a pedestrian, beach-oriented lifestyle with easy access to South Beach dining, nightlife and public transit.
