Houzeo's Fair Housing Policy

Houzeo is fully committed to equal housing opportunity and prohibits any form of discrimination across its platform, services, and operations.

Houzeo provides a technology marketplace that connects sellers, buyers, agents, and partners with real estate listings and services. All platform activity must comply with the U.S. Fair Housing Act and applicable state/local laws. Houzeo does not act as a real estate broker, agent, or fiduciary unless explicitly stated, and all users (including agents, sellers, and advertisers) are independently responsible for complying with applicable fair housing laws. We actively design our systems, audit our algorithms, and moderate content to prevent both intentional discrimination and unintended disparate impacts on protected classes.

Houzeo maintains zero tolerance for discriminatory practices based on race, color, religion, sex (including gender identity and sexual orientation), familial status, national origin, disability, age, marital status, source of income (including housing vouchers and assistance programs), citizenship/immigration status, veteran status, or any other characteristic protected under federal, state, or local fair housing laws.

Prohibited Conduct

The following practices are strictly forbidden on the Houzeo platform, in marketing materials, or through any associated tools/services:

  • Publishing listing descriptions, images, titles, or filters containing discriminatory preferences, limitations, or exclusions.
  • Using search filters, AI recommendations, lead matching, or ad targeting that steer users based on protected traits, demographics, or proxies such as ZIP code, family size, income estimates, or inferred ethnicity/language.
  • Steering users to or away from listings, neighborhoods, or agents based on perceived protected characteristics.
  • Providing different information, service levels, or access to listings based on a user's protected class.
  • Inconsistent moderation, support responses, or listing approvals across user groups.
  • Targeting or excluding ad audiences using protected traits or proxies; all housing ads must be classified as such on external platforms.
  • Retaliating against users, agents, or partners who report potential violations.
  • Any coding, algorithmic output, or platform feature that indirectly disadvantages protected groups without business justification.

Platform Controls and Responsibilities

  • Listings and Content: All user-generated content is scanned and moderated for discriminatory signals. Prohibited terms trigger automatic flags and human review.
  • Algorithms and Tools: Recommendation engines, lead scoring, and ad optimization undergo regular disparate impact audits. No protected data is collected or inferred.
  • Agents and Partners: All platform users must affirm compliance upon signup and are subject to suspension for violations.
  • Advertising: Houzeo displays the Equal Housing Opportunity statement on key pages and requires it in agent marketing templates.

Enforcement and Accountability

Violations by platform users (sellers, agents, advertisers) result in immediate content removal, account suspension, and reporting to regulatory authorities as required. Internal teams face disciplinary action, up to termination, for enabling or overlooking violations. Houzeo maintains audit logs, complaint records, and annual training to uphold this policy.
