1015 Smt Ave

A six-story prewar cooperative constructed in 1928, this elevator building sits in the Highbridge neighborhood of the Bronx. The property is composed primarily of studio and one-bedroom apartments with loft-like proportions — high or cathedral ceilings, generous window openings, and original period details such as hardwood floors and decorative millwork. Typical units feature entrance foyers, galley or eat-in kitchens, and some first-floor bedroom configurations; a number of apartments have been updated with modern kitchens and baths while others retain largely original finishes. Common areas include an elevator, a communal courtyard with planted beds and seating, mailboxes, and building-managed storage available for a fee. Operational features include an on-site live-in superintendent and oil-fired heating. The cooperative is an HDFC with strict income caps, board approval requirements, and primary-residence rules that prohibit investors and subletting; many listings note cash-only purchases or limited financing per HDFC guidelines. The location is highly walkable with nearby transit (B, D, 4 lines and Metro-North within walking distance), local shops, supermarkets, and close proximity to Yankee Stadium and the Highbridge pedestrian overpass to Washington Heights.
