Villas by the Sea is a low-rise oceanfront condominium resort on Jekyll Island built in 1973 and composed primarily of one- and three-bedroom villa units configured over ground and upper-floor plans. Architecture and massing read as classic coastal resort construction with verandas, balconies, and wood-clad exterior walkways set among mature live oaks and landscaped grounds. Interiors commonly feature vaulted or beamed ceilings, built-in bookcases, walk-in closets, tile baths, soaking tubs, and master suites located on the primary level in some floorplans. Many units have been renovated with modern finishes — quartz or granite counters, luxury vinyl plank flooring, shiplap and beadboard ceilings, updated plumbing and HVAC — while retaining island-style details like crown moulding and paneled walls. The property functions as a full-service condo-hotel/resort with multiple pools (including poolside villas), boardwalk access to the beach, volleyball courts, playgrounds, on-site restaurant/lounge, fitness room and laundry facilities. HOA fees are comprehensive and often include utilities. Parking and guest services are provided on-site; resort management operates a rental program with no minimum rental restrictions for many owners. Recent large-scale exterior and systems renovations addressed roofs, siding, balconies and sewer infrastructure, reinforcing its turnkey, investment-oriented appeal within a walkable, beach-centric neighborhood.
