1525 Meridian Ave

A small, two-story Art Deco cooperative built in 1939 and sited in the heart of Miami Beach’s South Beach corridor. The intimate property contains studio-layout units arranged around a gated central courtyard; many apartments retain period details such as arched doorways, decorative fireplaces, and original wood floors alongside tastefully updated kitchens and bathrooms. Common amenities are modest and practical: on-site laundry, secured entry/intercom, bicycle racks in the courtyard, and limited resident street parking via city permit. The building’s exterior presents classic Art Deco massing and modest setbacks, with a low-rise scale that aligns with the surrounding historic blocks. Unit types are compact studios with flexible sleeping alcoves or convertible one-bedroom layouts; interior features commonly include built-in storage, eat-in kitchenettes, ceiling fans, and shower-only baths. Management is cooperative-style with a board that historically permits mortgages, rentals (with term restrictions), and larger pets; maintenance fees are described as relatively low. The property’s location is a major asset—one block from Lincoln Road, one block from Flamingo Park, and within a short walk to Ocean Drive and the beach—positioning it for pied-à-terre buyers, investors seeking short-term rental potential within coop rules, or residents who prioritize neighborhood access over building-scale amenities.
