25 Parade Pl

A six-story prewar cooperative constructed in 1935, this low-rise building reflects classic Brooklyn architecture with high ceilings, original moldings and parquet hardwood floors retained in many homes. The building’s stock consists primarily of studios and two-bedroom layouts, some of which have been recently gut-renovated to introduce contemporary kitchens, updated baths and exposed brick while preserving foyer spaces and generous closet storage. Shared areas and services include two passenger elevators, a live‑in superintendent, central laundry, bike room, secure package room, basement storage cages and a landscaped common courtyard that opens to tree-lined street views. Resident amenities are modest but practical: a small gym, potential private storage units for select apartments, and an internal take-and-leave library in listings that reference it. The property has a pet‑friendly policy, cooperative governance with varied transfer rules (including sponsor sales with no board approval for certain units), and allows parents’ gifting and co‑purchases in many cases. Located adjacent to Prospect Park and directly across from the Parade Grounds, the building offers immediate access to park recreation, nearby cultural institutions (Brooklyn Museum, Botanical Gardens) and convenient transit: B/Q express lines two to three blocks away and the F line within a short walk.
