3115 Broadway

A six-story pre-war cooperative constructed in 1920, this boutique walk-up occupies a Morningside Heights corner along Broadway near Columbia University and the Manhattan School of Music. The masonry facade conceals classic interior details: high ceilings, plaster moldings, original radiators and hardwood floors appear regularly in available units, many of which have been tastefully renovated while retaining pre-war character. Apartment configurations range from one- to three-bedroom layouts, with a mix of single exposures and dual-aspect combined units; several homes feature eat-in kitchens and abundant natural light from eastern and multiple exposures. Common areas are modest but well maintained — a planted courtyard/garden and a small private outdoor patio provide limited outdoor space, while a basement laundry room and bike storage add everyday convenience. Building operations are described as meticulous and financially sound, with a live-in superintendent, video intercom and an updated building infrastructure (roof, plumbing, boiler). The cooperative’s governance is flexible for the segment: pet-friendly policies, allowance for co-purchases, parents/guarantors, and subletting permitted under board rules after residency requirements. The location delivers immediate access to the 1 train, several bus routes, Riverside and Sakura Parks, neighborhood cafés, and university amenities.
