40 Bond St

40 Bond Street is an 11-story condominium completed in 2006–2007 and designed through a collaboration between Herzog & de Meuron and Ian Schrager, with select interiors by John Pawson. The façade combines curved cast glass, blackened copper accents and a signature patterned gate that reference the surrounding cast-iron district while asserting a contemporary presence. The building contains a mix of loft-like floor-through homes, duplex and triplex townhouses, and generously proportioned multi-bedroom residences with ceiling heights around 11 feet and expansive operable floor-to-ceiling Schuco windows. Finishes commonly include wide-plank Austrian smoked oak floors, custom cabinetry, Corian-clad wet rooms and integrated lighting and home automation systems. Common spaces are restrained and carefully detailed: a planted private garden, a fitness room, a 24-hour doorman/concierge and live-in resident management. Many units feature galleries or great rooms, wood-burning or gas fireplaces, built-ins, den/office areas, in-unit laundry and generous closets.
