574 44Th St

A low-rise, four-story cooperative building erected in the early 20th century and rooted in Sunset Park’s historic fabric. The property—one of a small cluster of early Finnish coops—retains prewar character throughout: a decorative lobby with marble walls, stained-glass windows and wrought-iron details, high ceilings, original parquet and inlaid hardwood floors, crown moldings and classic French doors. The building contains roughly sixteen residences configured primarily as two-bedroom layouts or convertible junior-four plans; many units feature eat-in kitchens, windowed bathrooms and oversized windows with park or backyard exposures. Common spaces include a planted backyard courtyard and shared garden plots, a basement laundry room, bicycle storage and private storage bins for each unit. The co-op is self-managed with an on-site live-in superintendent and a small, financially stable board; pet ownership is permitted with board approval, and purchase approvals require a typical minimum down payment. Location advantages are immediate: the block sits directly across from Sunset Park with panoramic harbor and Manhattan skyline views, proximity to R-train service, local supermarkets and the Industry City corridor, plus recreational amenities such as an Olympic-size pool, soccer fields and a seasonal splash pad. Building monthlies are notably low and cover basic services and shared facilities.
