TERRAIN: The 4S Ranch features gently rolling South Texas terrain with elevations ranging from approximately 450 to 580 feet. The ranch lies in highly sought-after "red sand" country, known throughout this portion of South Texas for producing quality whitetail deer and excellent native habitat. The property has a strong stand of native grasses along with a diverse mixture of classic South Texas brush species, including mesquite, guayacan, prickly pear, granjeno, blackbrush, Spanish dagger, and others. A small but clean hunter's camp provides comfortable accommodations with a living room, bunk room, bathroom, and kitchen. Electricity is in place at the camp and the ranch's several storage and feed barns. A dedicated game-cleaning station with a walk-in cooler provides a convenient setup for processing and storing game after the hunt. Additional ranch improvements include feed storage and a large feed hopper to support the ranch's extensive year-round feeding program. An excellent internal road system provides good access throughout the property. The blind and feeder locations have been thoughtfully laid out with both corn and protein stations positioned across the ranch. Several of these feeding areas also incorporate ground-level water features, further concentrating wildlife activity and providing additional water sources. The ranch is fully high fenced. WATER: Water is a major feature of the 4S Ranch. The ranch has a high-volume Carrizo Sand Aquifer irrigation well equipped with a three-phase electric-powered 250 HP pump. The well is reportedly capable of producing approximately 650 gallons per minute and supplies the ranch's 28 acre pivot-irrigated field. In addition to the irrigation well, there are five domestic water wells located throughout the ranch, reportedly producing approximately 60 to 100 gallons per minute each. An extensive network of water lines distributes water to pilas, troughs, and numerous wildlife watering holes across the property. Several watering locations have been strategically positioned near feed stations, creating dependable water sources throughout the ranch and complementing the year-round wildlife management program. The ranch also features a roughly 5-acre lined lake, adding another substantial water source as well as an attractive feature to the property. WILDLIFE: Wildlife is one of the focal points of the 4S Ranch. Beyond whitetail, a herd of nilgai calls the ranch home, adding another unique and challenging big-game hunting opportunity.
