LIcensed, Insured and Certified Home Inspector. Sample reports are located on my website. I recommend that choosing a home inspector not be done on the basis of price. Most home inspector fees are comparable anyway. The quality of home inspection reports and services vary among inspectors. I recommend you look at Google reviews, sample inspection reports, scheduling availability and actually talk to the inspector who will perform your inspection.
I inspect 7 days a week and answer my own phone. I do not use an answering service / call center. I also encourage my clients to come to the inspection so that you can learn as much as you would like about the home you are buying or selling.
Houston has approximately 1400 licensed home inspectors, only about 25 of us are building code certified as residential combination inspectors. This is particularly valuable on new homes, but can provide additional insight on existing homes as well.
