1150 River Rd

River View on the Park is a mid-rise, full-service condominium building along River Road in Edgewater, New Jersey, composed mainly of two- and three-bedroom residences with some one-bedroom and penthouse layouts. Constructed in a traditional, late 20th-century style, the property presents brick and glass façades with private terraces and generous windows oriented toward the Hudson River and adjacent Veterans Field Park. Interiors typically feature hardwood floors, open living/dining plans, updated kitchens with granite or stainless-steel appliances, in-unit laundry, crown moldings in select units, and wood-burning fireplaces in several homes. Common areas include a staffed lobby with doorman and superintendent, semi-private elevator access for some units, a fitness center and sauna, a community room, and well-maintained hallways and grounds. Parking is assigned and covered with a nominal monthly fee; visitor parking and on-site storage are commonly available. Building services and utilities often bundled into HOA fees include water and hot water, and the association handles landscaping and common-area maintenance. Pet policies vary by unit and require review with management. The location is transit-oriented: the Edgewater/NY Waterway ferry and express buses to NYC are within easy walking distance, and shops, restaurants, and waterfront promenades are immediately accessible, making the property oriented toward commuters and residents seeking riverfront living with substantial shared amenities.
