A landmark prewar cooperative constructed in the early 20th century, this 13-story Beaux-Arts building occupies a premier Upper West Side corner directly across from the American Museum of Natural History. Built circa 1905 and originally conceived as a hotel, the property blends historic architectural flourishes—ornate moldings, high ceilings and large picture windows—with modernized building systems. Apartment configurations range from studios to one- and four-bedroom layouts; many residences retain original hardwood floors, crown moldings, decorative doors and generous closet/storage solutions while featuring contemporary upgrades such as granite counters, recessed lighting, renovated kitchens and updated bathrooms. Common areas include an attended lobby with part-time doorman and live-in superintendent, elevators, laundry facilities on every floor, ample bike storage and a planted roof deck offering sweeping park and city views. The co-op’s operations emphasize practicality: low maintenance charges supported partly by commercial income, an accommodating pet policy, and flexible board allowances for pieds-à-terre, gifting, co-purchases, sublets and limited financing per board approval. Located on a double-wide street one block from Central Park with immediate access to local transit, neighborhood markets, restaurants and cultural institutions, the building delivers a classic Upper West Side lifestyle anchored by expansive outdoor and museum-front vistas.
