A low-rise prewar cooperative constructed in 1894, this five-story, boutique building contains roughly thirty to thirty-three residences composed primarily of one-bedroom configurations and compact studios. The façade and massing reflect late 19th-century Upper West Side rowhouse scale; interiors mix restored period details—high ceilings, crown moldings, oversized windows and hardwood floors—with contemporary renovational updates in many units. Common areas include a recently refreshed lobby, an elevator serving all floors, and a part-time or live-in superintendent; some listings reference a virtual doorman and limited bicycle storage. The co-op’s rules are relatively flexible: pied-à-terre ownership, co-purchasing and guarantors are frequently permitted, subletting is considered case by case, and in-unit washers/dryers are allowed selectively. There is no on-site parking and pet policies are restrictive (cats generally welcome; dogs routinely prohibited). Located on a tree-lined Upper West Side street less than a block from Central Park, the building sits within walking distance of multiple subway lines (1, B, C) and several bus routes, surrounded by restaurants, groceries and cultural institutions that define an urban, park-adjacent lifestyle.
