77 Perry St

A landmarked six-story prewar elevator co-op on Perry Street in Manhattan’s West Village, built in 1900 and composed primarily of one-bedroom and studio residences. The façade has been restored and the building retains classic period details that complement contemporary upgrades within many units. Interiors commonly feature high ceilings, hardwood floors, exposed brick, crown moldings, recessed lighting, built-in storage and breakfast bars; several apartments include windowed bathrooms, walk-in closets and thoughtfully renovated kitchenettes with quality appliances. Common areas are modest but well maintained, supported by a daily porter, local superintendent and intercom security; building operations benefit from commercial tenants on the ground floor that contribute rental income. The co-op allows pied-à-terres, pets and co-purchasing, permits up to 80% financing in many instances, and maintains a voice intercom and elevator service across six floors with roughly four units per floor. Located on one of the city’s most photographed, tree-lined blocks, the building places residents within immediate walking distance of the High Line, Hudson River Park, Whitney Museum, Meatpacking District, Bleecker Street dining and multiple subway lines and bike-share options.
