A boutique, five-story pre‑war cooperative erected in 1920 on Manhattan’s Upper East Side. The walk‑up masonry building contains small-studio and one‑bedroom layouts—many units configured as duplexes or lofts with sleeping mezzanines—and retains period details such as exposed brick, decorative fireplaces, tall plaster ceilings and hardwood floors. Common interiors include a dedicated dining area in many apartments and higher-than-average ceiling heights that emphasize the building’s loft-like character. Exterior features focus on communal and semi-private outdoor space: a shared roof deck plus several units with deeded or semi‑private rooftop terraces and private balconies. Building services are modest and practical: a part‑time superintendent, onsite laundry (card‑operated), renovated public hallways and intercom access. Parking is not provided. The co‑op’s board policies are buyer-friendly in key respects—pied‑a‑terre purchases, co‑purchasing and parental purchases are permitted; subletting is typically allowed after two years—while pet rules vary by unit but commonly restrict dogs and often permit one cat. Located within blocks of multiple subway lines, grocery options (including a nearby Whole Foods), Central Park and neighborhood restaurants, the building offers a compact, character‑rich urban living experience on a tree‑lined residential block.
