One Manhattan Square is an 80-story glass condominium tower completed in 2019 on Manhattan’s Lower East Side waterfront. The high-rise offers one- to three-bedroom layouts across vertical floors and presents floor-to-ceiling windows that emphasize panoramic river and city skyline views. Interiors are consistently finished by Meyer Davis with features such as wide stained oak floors, imported stone, custom millwork, open gourmet kitchens with breakfast bars and premium Miele appliances, marble-clad bathrooms with radiant heat, in-unit washer/dryers and ample closet storage. The building dedicates extensive indoor programming across multiple contiguous floors — spa facilities including a hamam with cold plunge, treatment rooms, sauna and hot tub; a 75-foot saltwater pool and children’s wading pool; full-court basketball, squash court, bowling lanes and a golf simulator; a large screening room and performance space; multiple fitness studios, separate strength and cardio rooms, and specialized rooms for spin, yoga and Pilates. Outdoors, residents have access to over one acre of landscaped gardens and programmed courtyards with fire pits, grills, a putting green, children’s playground and a covered dog run. Managed by Extell Management Services, the project also carried a 20-year tax abatement for early purchasers. The building’s Lower East Side location places it near the South Street Seaport, Manhattan Bridge and East River Esplanade, combining waterfront access with a rapidly evolving neighborhood character.
