A low-rise prewar cooperative constructed in 1905, this five- to six-story brick elevator building contains studio and one-bedroom units across an intimate footprint. Typical residences feature high ceilings, hardwood floors, generous closet storage, and through-wall air conditioning; many apartments have been renovated with open or windowed kitchens, granite counters, and updated baths. Shared spaces include a terrazzo-tiled lobby, a recently refreshed elevator and hallways, a lobby-level laundry room, and a live-in superintendent. Security measures comprise a video intercom system and cameras in common areas. The building’s exterior and facade have been recently updated and a small ongoing capital assessment supports reserves. Outdoor space is limited to a planted courtyard/garden rather than private terraces. Co-op policies are comparatively flexible for a prewar property: pets, pieds-à-terre, gifting, and subletting are permitted under board approval with typical owner-occupancy requirements and financing up to approximately 80 percent. The property sits on a quiet, tree-lined Yorkville block a short walk from Carl Schurz Park, the East River promenade, neighborhood grocers and restaurants, multiple bus lines, the Second Avenue Q line and nearby Lexington Avenue subway service, plus nearby ferry access and fitness options such as Asphalt Green.
