A converted Beaux-Arts schoolhouse from 1905, this five-story boutique condominium contains 18 residences, primarily two-bedroom plans sized for loft-like living. The exterior retains historic masonry and large multi-panel casement windows scaled to the original schoolhouse proportions. Interiors emphasize volume with 13-foot ceilings, wide-plank black walnut floors, original transom details, and tailored millwork such as built-in cabinetry and library ladders. Individual residences commonly include chef-grade kitchens with high-end Viking appliances, soapstone counters, pantries, generous closets and in-unit washers and dryers; many units offer private outdoor space or garden access. Shared facilities are intimate in scale: an attended lobby with vintage flourishes, a tiled fitness room opening onto an adjacent outdoor terrace, bike storage, cellar private storage units that convey, and laundry facilities for larger loads. Building operations combine a daytime attendant and 24-hour superintendent support; access control uses key fobs and a virtual doorman system. The property permits pets and is located in Hell's Kitchen/Midtown West, a neighborhood dense with restaurants, markets, theaters and convenient transit, appealing to buyers seeking a blend of historic character and modern, amenity-focused urban living.
