786 Washington Ave

A small, early-20th-century pre-war co-op in Prospect Heights, this four-story, 16-unit building was completed in 1910 and occupies a residential block minutes from Prospect Park and several cultural institutions. Architecturally it reads as a classic brownstone-era property with high ceilings, exposed brick in many units, and traditional details such as decorative fireplaces, transom windows, and hardwood floors. Unit types are predominantly one-bedroom layouts; many residences feature formal dining areas, recessed lighting, and abundant built-in or hidden storage including lofted stowaway spaces. Several apartments have been modernized with renovated kitchens and bathrooms, high-end appliances, washer/dryer hookups or in-unit machines, and tasteful finishes like stone counters and marble bathroom tile. Common areas are modest and well-maintained: a landscaped garden/courtyard provides private outdoor space and some units enjoy private decks or yards over 60 sqft. Building services include professional management and a porter who handles trash and common-area upkeep. Resident conveniences include basement bicycle storage, low monthly maintenance fees, and a pet-friendly policy. The location is highly walkable with quick access to multiple subway lines (2/3, B/Q, C, 4/5 nearby), neighborhood restaurants, cafes, and the Brooklyn Museum, Botanic Garden, and library within a short stroll.
