Prairie Village appears on lists like this constantly, but it is a separate incorporated city in Johnson County, Kansas, with its own school district and no Kansas City earnings tax. That state line changes your income tax, your schools, and your closing process, so treat it as an entirely different decision.
Brookside and Armour Hills are the most sought-after residential addresses in Kansas City, both J.C. Nichols developments laid out from 1919 onward with curved streets and mature canopy. The Country Club Plaza sits adjacent but is primarily a shopping and dining district, offering condos and apartments rather than the single-family stock those two are known for. Price per square foot across this corridor runs well above the citywide median.

Kansas City has also funded a tenant Right to Counsel program since June 2022, so eviction filings here meet represented tenants far more often than in surrounding jurisdictions. Underwrite for longer turnover timelines than a Johnson County property would require.
