The NC Housing Finance Agency administers the state's main assistance programs. The NC Home Advantage Mortgage offers up to 3% of the loan amount in down payment assistance for first-time homebuyers with incomes up to $152,000 and a credit score of 640 or higher.
Separately, the NC 1st Home Advantage Down Payment provides $15,000 in assistance as a 0% second mortgage. The loan is fully forgiven after 15 years and is available to first-time buyers, eligible veterans, and buyers in targeted census tracts. You can combine these with FHA, VA, USDA, or conventional first mortgages. Several counties, including Wake and Forsyth, also offer extra local assistance to low-income buyers.
North Carolina requires a licensed attorney to handle a residential real estate closing.
