After nearly two years, the renovation of Park Mansions Residence 3B is complete. In a first for Park Mansions, it was renovated for its next owner rather than its previous owner. The result is a home more akin to new construction than a traditional renovation.

The project was carried out by Cullen & Associates and Avanti Construction in consultation with Park Mansions' architects and engineers. Preserving the character of one of Pittsburgh's finest pre-war residences, the team rebuilt much of the home's infrastructure including but not limited to, new plumbing, gas, electrical, insulation, fireproofing, and smoke detection, updated under permit to applicable standards without compromising its historic integrity.

On the third floor, overlooking Schenley Park and the private gardens, Residence 3B retains the gracious proportions and distinct rooms of classic pre-war architecture. A new elevator opens to a renovated private vestibule, shared with just one other residence, leading to an entry foyer and ceilings exceeding nine feet. Finishes include hard-coat plaster walls, restored original plaster moldings, handcrafted poplar millwork, crown molding, chair rail, wainscoting, and refinished dark-stained white oak floors. Solid mahogany doors with nickel-plated Baldwin hardware, picture light outlets with integrated hanging hooks, and all new Pella aluminum-clad windows reflect the no stone left unturned approach. Enhanced wall construction provides exceptional sound separation, while heating and cooling are individually zoned by room.

The generously proportioned formal living room features restored crown moldings, a stone fireplace, and built-in gallery lighting to complement the finest collection. Adorned with a Murano glass chandelier and wall sconces, the dining room flows into the chef's kitchen, with custom mahogany pocket doors offering privacy while doubling as an elegant backdrop.

The chef's kitchen is the home's centerpiece. Custom Italian cabinetry by TABULA, including an oversized pantry wall, is paired with a Wolf professional suite: six-burner gas range-top, double wall ovens, and a true exterior-vented hood. An integrated Sub-Zero refrigerator, Bosch 800 Series dishwasher, and ceramic farmhouse sink complete the kitchen. A rarity for Park Mansions, the residence also has in-unit laundry with a vented, stacked washer and dryer.

The primary suite features a Porro walk-in closet and en-suite bath with radiant-heated marble floors, marble walls, an Italian marble sink, soaking garden tub, separate walk-in shower, heated towel bars, and ROHL Arcana polished nickel fixtures. The guest suite offers Porro closets and its own radiant-heated bath with heated towel bars, ceramic tile, and walk-in shower.

Built in 1927, Park Mansions is a 28-residence full-service cooperative with secured access, 24-hour staff, an indoor garage with valet attendants, package and grocery handling, daily refuse service, dry-cleaning coordination, on-site maintenance, scheduled vacancy checks, and a guest suite available for a nominal fee as scheduling permits.

The building sits on Schenley Park and adjoins the Pittsburgh Golf Club, founded in 1896, whose past members include Andrew Mellon and Henry Clay Frick. A private secure garden gate provides direct access to the club, whose separate memberships offer tennis and squash courts, a fitness center, and swimming pool.
