70 Hvn Ave

A six-story prewar cooperative constructed in 1925, this Washington Heights building presents classic 1920s architecture with an art-deco marble lobby and preserved period details. The 54-unit property contains largely one- and two-bedroom layouts characterized by high ceilings, hardwood floors, picture and crown moldings, generous foyers and substantial closet storage. Interiors commonly include renovated kitchens with stone or granite counters, dishwasher-equipped stainless appliances, and original or restored bathrooms often featuring deep soaking tubs. Shared spaces are a pronounced feature: a planted courtyard/garden and a quiet sitting garden create outdoor relief, while an updated laundry room, community/party room with kitchen and restrooms, bike room, storage cages, and a newly renovated elevator support daily living. Building operations emphasize resident service—live-in superintendent and porter, video intercom and closed-circuit security systems are in place. Pet policy is restrictive (cats allowed, dogs generally not), and occasional temporary assessments for façade or capital work have been disclosed. Located steps from Haven Plaza and one to two blocks from the A, C and 1 subway lines and multiple bus routes, the building sits adjacent to Columbia Presbyterian and near parks, farmer’s markets, and neighborhood retail, offering a commuter-friendly, community-oriented Upper Manhattan environment.
