Most Cape Coral homes carry no HOA at all, because the city was platted as unrestricted single-family lots. That keeps your monthly carrying cost lower than in almost any comparable Southwest Florida market. Gated exceptions like Cape Royal do exist, so read the deed restrictions before assuming.
