View Full Alaska Market ReportNo, Alaska has no state property tax, and half the state sits in unorganized boroughs with zero property tax.
Only 24 organized boroughs and municipalities levy local property taxes. Buying in organized areas like Anchorage, Juneau, or Fairbanks generates a real bill, and Anchorage's 17 to 18 mill rate means a $300,000 home owes roughly $3,120 per year before exemptions.
On average, it costs around $399,800 to buy a home in Alaska. However, this median price can vary widely by location.
For example, homes in Kodiak have a median price of $[KODIAK_MEDIAN_PRICE], while Kotzebue is more affordable, with a median price of $[KOTZEBUE_SALE_PRICE].
Alaska's lack of state income and sales taxes shifts local funding onto other sources. Without state income taxes, local governments rely heavily on property taxes and municipal sales taxes to pay for schools and public services. Over 100 Alaska municipalities charge local sales taxes ranging from 1% to 7%.
Meanwhile, property tax rates vary depending on where you purchase your home. Buyers in organized cities face real property tax bills, while buyers in unorganized boroughs pay no property tax. Therefore, your total cost of homeownership depends entirely on your specific location.
The Permanent Fund Dividend (PFD) is an annual cash payout that eligible Alaska residents receive from the state's oil-wealth investment pool. Payments vary each year based on legislative budget agreements. For instance, the 2025 dividend was set at $1,000 per person. In 2026, it was $1,200, including the base amount and energy relief.
While it provides a welcome financial boost for housing expenses like property taxes or winter heating, new residents cannot count on it immediately. Qualification requires living in Alaska for an entire calendar year (January 1 through December 31) with the intent to remain permanently. If you move to Alaska partway through the year, plan your initial 12 to 18 months of housing expenses without factoring in PFD income.
Standard homeowners policies in Alaska explicitly exclude earthquake damage and related ground disasters like landslides or liquefaction. Adding an earthquake rider or a separate policy typically costs $1,000 to $2,000 annually, with the highest premiums concentrated in high-risk areas like Anchorage and the Mat-Su Valley.
You must buy coverage separately because Alaska is the most seismically active state in America.
Permafrost covers much of Interior and Northern Alaska, changing how builders construct homes. Heat from a building melts the frozen earth beneath it, causing the foundation to sink unevenly. Builders prevent this by elevating homes on steel pilings or post systems to block heat transfer.
Standard homeowners insurance policies exclude damage from ground movement or thaw, leaving you responsible for repairs. Older homes face higher risks if their foundations lack modern designs. Ask sellers about the foundation type and any history of ground settling before you buy a house in these regions.
Heating costs vary widely across Alaska based on location and fuel type. Homes on the main road system use heating oil costing $3.50 to $5.50 per gallon. In remote villages reachable only by plane or boat, fuel costs range from $7 to $10 or more per gallon due to transport fees. Natural gas offers the cheapest option in cities like Anchorage, while oil-powered stoves heat most rural homes.
Ask sellers about their exact heating source and local fuel prices before buying a house, as winter heating forms a major part of your monthly expenses.
Alaska real estate law requires a seller to deliver a completed disclosure form before you make a written offer. This form covers known property defects and structural issues, along with unique local requirements. It must explicitly direct you to check local registries for nearby registered sex offenders. It also warns that nearby farming operations can cause lawful nuisances like odor, dust, or noise.
If a seller willfully hides known defects, you can sue for up to three times the actual damages.
Alaska has one of the nation's largest property tax exemptions for qualifying homeowners. State law requires every taxing municipality to exempt the first $150,000 of the assessed value on a primary residence. This rule applies to homeowners aged 65 or older and veterans with a service-connected disability rating of 50% or more. Municipalities can also choose to increase this exemption amount.
