Ask sellers about their exact heating source and local fuel prices before buying a house, as winter heating forms a major part of your monthly expenses.
Alaska real estate law requires a seller to deliver a completed disclosure form before you make a written offer. This form covers known property defects and structural issues, along with unique local requirements. It must explicitly direct you to check local registries for nearby registered sex offenders. It also warns that nearby farming operations can cause lawful nuisances like odor, dust, or noise.
If a seller willfully hides known defects, you can sue for up to three times the actual damages.
Alaska has one of the nation's largest property tax exemptions for qualifying homeowners. State law requires every taxing municipality to exempt the first $150,000 of the assessed value on a primary residence. This rule applies to homeowners aged 65 or older and veterans with a service-connected disability rating of 50% or more. Municipalities can also choose to increase this exemption amount.
