Homes are averaging 74 days on the market with 1.5 months of supply, which gives you room to negotiate rather than react. Season shapes that too, since winter and February's Modernism Week pull buyers into the valley while summer thins the field considerably.
The median sale price sits around $610,000, down slightly year over year. That citywide number hides a lot, because a downtown condo and a restored Movie Colony estate are separate markets that happen to share a zip code. Whether a property sits on fee land or Agua Caliente lease land shifts the price as much as the address does.
No, California closings run through escrow and title companies rather than attorneys. That is the same structure you'd find in Arizona, so a standard purchase needs no lawyer at the table. Bring one in for a lease-land property, though, where ground rent, renewal terms, and the lease expiration date all deserve a legal read.
Lease land means you own the house but rent the ground beneath it from the Agua Caliente Band of Cahuilla Indians. The tribe is the city's largest landowner, holding roughly 6,700 reservation acres inside Palm Springs in a checkerboard pattern dating to 1876. The remaining lease term drives your financing, since Fannie Mae wants a lease running at least five years past your loan's maturity.
A short remaining term also narrows your resale pool, so check the expiration date before you offer.
A standard California homeowners policy excludes earthquake damage, and Palm Springs sits directly on the reason. The Banning strand of the San Andreas Fault produced a magnitude 6.0 quake at North Palm Springs in 1986, injuring dozens. State law requires your insurer to offer separate earthquake coverage, usually written through the California Earthquake Authority.
Price that policy before you fix a monthly budget, because it never folds into your base premium.
Condos carry tighter HOA rules on short-term rentals, which matters a great deal in a city this tourism-driven. Many Palm Springs condo complexes also sit on lease land, adding a ground rent underneath your monthly HOA dues. A single-family home usually gives you more control, though you give up the shared pools and exterior maintenance that make condo living work here.
Read the CC&Rs and the ground lease together, since either one can quietly kill a rental plan.
It works only where the neighborhood still has room under the city's 20% cap on vacation rentals. Palm Springs stops issuing standard certificates once they reach a fifth of the dwelling units in a ONE-PS neighborhood, and a waitlist forms behind that. Your certificate also limits how many separate rental contracts you can book in a calendar year. Confirm the neighborhood's current percentage and the property's certificate status before you project a single dollar of revenue.
Palm Springs holds one of the world's highest concentrations of preserved Desert Modern buildings. Architects including Albert Frey, William Krisel, and Richard Neutra worked here from the 1940s onward, and a great deal of that housing still stands and still sells. Modernism Week each February runs eleven days and more than 300 events, which keeps national attention on the inventory.

If you live in the home as your primary residence, you can apply for California's homeowner's exemption, which shaves a modest amount off your assessed value each year. Second homes and vacation properties don't qualify, which matters given how many Palm Springs buyers purchase specifically as a seasonal getaway.
Filter by ownership type first, because fee land and Agua Caliente lease land behave like two separate markets. Layer on a vacation-rental filter if you want rental income, since a capped neighborhood changes what a property is worth to you. Palm Springs currently shows 608 homes for sale and 153 new listings.
