Every short-term rental must register annually with the Galveston Park Board for $250, carry a GVR number that Airbnb and Vrbo now verify, and name a local contact who answers complaints within one hour around the clock. Three violations in twelve months can put your license in front of the new STR board for revocation.

What should I know about buying a historic home in the downtown Strand district?

Any exterior change to a home in Galveston's historic districts needs a Certificate of Appropriateness from the Landmark Commission before work begins. That covers additions, demolition, and replacing architectural features, though interior alterations fall outside its review. Budget accordingly, because period-matching materials and the review timeline both add costs that a comparable non-historic renovation would not carry.

How does living on the West End compare to downtown or the East End?

The West End is beach-house country: newer stilt construction, canal frontage, and the island's heaviest concentration of vacation rentals. The East End puts you within walking distance of the Strand's restaurants and shops, in Victorian housing stock that comes with Landmark Commission oversight attached. The practical trade-off is rental income and water access on one side, walkability and renovation restrictions on the other.

Do I need an attorney to close on a home in Galveston?

No, Texas closings run through a title company, not a lawyer. That differs from attorney-state closings in places like Illinois and Massachusetts, where a licensed attorney has to be at the table.
