You will know if you are about to sign up for an HOA fee by checking real estate listings and official sale documents. These fees pay for shared spaces, maintenance, and community features.

Almost 44% of all homes for sale now include HOA fees. Condos and townhomes usually have higher monthly dues, but many single-family homes have lower dues. Costs differ by state and property type, ranging from under $150 to over $500 per month.

Do I need flood insurance, and does it only apply to homes near the coast?

You need flood insurance if your mortgage lender requires it. According to federal law, buyers with government-backed loans in high-risk zones have to buy coverage.

However, heavy rains, river overflows, and poor drainage cause severe inland flooding everywhere, not just in coastal zones. More than 40% of flood insurance claims come from homes outside official high-risk zones. Standard home insurance does not cover flood damage, so relying on distance from the ocean is a mistake. Always check your preferred listing’s address on the FEMA flood map before making an offer.

Do closing costs really change depending on which state I'm buying in?

Yes, closing costs change significantly depending on where you buy a home. On average, buyers pay roughly 3% to 6% of the sale price. This happens because local transfer taxes and recording fees differ across borders.

For example, buyers in Washington, D.C., pay over $17,000 on average. Meanwhile, buyers in states like Missouri or Iowa pay under $2,000 due to lower transfer taxes.

How much of a down payment do I actually need to buy a home?

The actual amount you need for a downpayment depends on whether you have owned a home before. First-time buyers typically put down about 10% of the purchase price. Repeat buyers usually pay around 23% because they use the cash they’ve received from selling their previous home.

Most basic loans require only 3% to 5% down. Government-backed loans allow down payments as low as 3.5%. Higher average down payments reflect buyer choice rather than strict lender rules.

What extra costs should I expect when buying a new construction home?

Buying new construction properties involves extra costs that resale homes rarely require. Builders often build managed communities, making high HOA fees much more common.

Advertised base prices cover basic features only, so developer upgrades and premium lot options add tens of thousands of dollars to your final cost. Local governments also charge special connection fees for utilities and public infrastructure on new builds.

However, new homes include comprehensive builder warranties covering structural repairs for the early years. This saves you money compared to older resale homes that require separate warranties.

Who pays the real estate agent’s commission, and has that changed recently?

Recent legal settlements changed how real estate commissions work in the United States. In August 2024, the National Association of Realtors stopped listing agents from advertising buyer agent fees on the MLS.

Buyers now sign written representation agreements before touring homes, detailing exactly how much their agent will earn. In practice, sellers still often pay the fee to attract buyers, but they now negotiate those payments outside the public database system.

Ask your real estate agent about their fee structure before scheduling a tour, and negotiate for the seller to cover those costs within your purchase offer.
