Buying is the norm in The Villages, because rentals are scarce and mostly limited to seasonal snowbird stays. Many out-of-state buyers still rent for a year first. That trial run lets you test a specific village and home type before you commit to a bond.
The median sale price runs around $355,000, but location matters more here than almost anywhere else in Florida. Homes north of CR 466 in the original, established place run $165,000 to $350,000, while newer construction in Fenney and Eastport often runs $350,000 to $590,000.
New buyers pay about $204 a month in 2026, the first time the prevailing rate has crossed $200. Longtime owners stay locked into their original purchase-year rate. That fee covers 46 executive golf courses, 14 championship courses, and the recreation centers.
Federal law requires at least 80% of homes in an age-restricted community to have one resident 55 or older. The Villages' deed restrictions bar anyone under 19 from living there or staying more than 30 days total per calendar year. Paying more for proximity to a town square usually pays back, because it shortens your golf cart commute to daily dining and entertainment. Spanish Springs and Lake Sumter Landing both run nightly entertainment. Compare bond balances while you shop, since they vary widely between sections.
