The MLS or Multiple Listing Service is a private service, search engine portal of home listings operated and managed by REALTORS® that catalogs available homes for sale, sold properties, comprehensive home data, and other services. Only licensed professional real estate brokers and agents (who pay for a membership fee) can access the portal—list homes and browse for properties. Most MLS in Alabama will also distribute your property to Zillow, Trulia, Redfin, Realtor.com, and other real estate brokerages/portals. For people who are selling a home without a realtor, they go for a Flat Fee MLS option to minimize the cost. These are For Sale By Owner sellers who want to list their homes on the local MLS but with a pre-set fee of listing commission. Instead of the full commission which is usually 5 to 6% of the sales price, FSBO sellers can start listing their home for a pre-set amount of money with limited real estate services. They can request for additional services or guidance by choosing a custom-made package.
