View Full Riverside Market ReportThe median home price in Riverside is $670,000. Prices vary by neighborhood, home size, and property type, with larger homes and properties in areas such as Orangecrest and Woodcrest often commanding higher prices.
Riverside buys you meaningfully more house than coastal Southern California at a median near $670,000. The trade you make is commute time. The Metrolink Riverside Line runs 91 minutes each way to L.A. Union Station, and the 91 Freeway is worse at peak. If your work is in the Inland Empire itself, that trade largely disappears and Riverside becomes straightforwardly good value.
Most affordable neighborhood options in Riverside are Arlanza, Northside, and parts of La Sierra. Prices vary considerably by property type and location, so you should compare individual homes rather than relying only on neighborhood averages online.
Canyon Crest, Orangecrest, and Woodcrest are among the neighborhoods buyers often consider when looking for desirable homes in Riverside. However, the nicest neighborhood for you will solely depend on whether you prefer modern suburban family living, luxury hillside estates, or historic architectural charm, and on your needs, preferences, and budget.
Some of the popular choices for families in Riverside are Orangecrest, Mission Grove, and Canyon Crest. Orangecrest has many single-family homes, schools, and public facilities, while Mission Grove offers newer residential areas, parks, and convenient shopping.
Plan on roughly $170,000 in household income for a median-priced Riverside home. A $649,000 purchase at recent mid-6% rates carries a monthly payment near $4,000 once taxes and insurance are folded in, and a conservative 28% housing ratio puts that payment at about $170,000 a year. A lender stretching you to 36% would qualify you closer to $133,000, but that leaves little room for the Mello-Roos assessments common in Riverside's newer tracts.
Riverside prices reflect coastal Southern California demand spilling inland, not local wages. Buyers priced out of Orange and Los Angeles counties will absorb a 91-minute Metrolink ride to get a yard, and that pressure has pushed Riverside's median past $670,000. Add hillside terrain in Woodcrest and Canyon Crest that limits new subdivisions, and supply cannot catch demand.
Riverside's median effective property tax rate is about 0.64%, below California's 1.21% median because Proposition 13 holds assessed values under market value. The rate swings hard by ZIP code, from 0.62% in 92506 to 1.06% in 92509, and the gap is mostly Mello-Roos. Newer master-planned tracts including Orangecrest sit inside Community Facilities Districts that add a separate annual assessment on top of the base levy, so pull the actual tax bill rather than trusting the citywide average.
The Metrolink Riverside Line takes roughly 91 minutes from Riverside–Downtown to L.A. Union Station, and driving the 91 and 60 freeways at peak rush hours is often no faster. Where you buy matters more here than in most cities. A home near the Riverside–Downtown or Hunter Park/UCR stations saves a local drive that can add 30 minutes on each end. If your destination is northern Orange County, the 91/Perris Valley Line serves that corridor, while the Inland Empire–Orange County (IEOC) Line runs direct service south to Anaheim and Irvine.
