The Garden District gives you live oaks, streetcar access, and mostly higher ground along the natural levee. Bywater and Marigny trade that for a denser grid within a short ride of downtown. New Orleans crime has fallen sharply, and the city's old reputation now lags the data. NOPD recorded 266 murders in 2022 against 121 in 2025, a 55% reduction. Violent crime hit its lowest level since 1969 by mid-2026, with homicides down another 26% year over year. Risk still varies block by block, so pull NOPD district data for any neighborhood you shortlist.
Buying works in New Orleans if you underwrite insurance and flood exposure before you commit. Homeowners here pay roughly $5,000 to $6,700 a year for coverage, among the steepest in the country. About 65% of New Orleans sits at or below mean sea level, so rainwater cannot drain by gravity. The Sewerage and Water Board must pump it out through canals into Lake Pontchartrain. Living on a route like St. Charles Avenue means weeks of closed streets, crowds, and no parking each Carnival season. Some owners treat that as a feature, since parades pass their door nightly during the final stretch. You can live car-free in the French Quarter, Marigny, or along the St. Charles streetcar line. Those areas share a tight grid, flat terrain, and frequent transit within walking distance. Farther out, where blocks stretch and service thins, a car stops being optional. Test your commute during heavy rain, since flooded streets reroute buses.
