The gap here is less a wage problem than a buyer-pool problem, since roughly half the city's vacant units are seasonal or second homes and about 35% of Grand Traverse County closings are all cash. In neighboring Leelanau County that cash share reaches 47%. You are competing with buyers whose offers don't depend on local income at all.
Michigan caps annual taxable value growth at the lower of 5% or inflation, and for 2026 that cap is 2.7%. The cap disappears the moment ownership transfers and taxable value resets to 50% of the home's market value. On a long-held Traverse City property, that reset routinely produces a bill far above what the seller had been paying. Ask the local assessor for the estimated uncapped taxable value before you write the offer, not after you close.
Michigan grows roughly 70% of the nation's tart cherries in a normal year, and the Grand Traverse region is the center of it. Michigan townships have no jurisdiction over private roads, so on a private drive the abutting owners pay for plowing and repairs themselves.
The Principal Residence Exemption removes up to 18 mills of school operating tax from a home you own and occupy as your primary residence. File Form 2368 with your local assessor by June 1 for the summer levy or November 1 for the winter levy, because it is not automatic. Set alerts by property type rather than price alone, because Traverse City behaves like three separate markets. In-town listings peak in spring, waterfront comes on ahead of summer, and acreage trickles year-round on its own schedule. With 7.4 months of supply and roughly a third of county closings paying cash, a same-day alert is the difference between touring a house and reading that it sold. Have your lender ready before the alert arrives, not after.
