ISoldMyHouse.com is a Flat Fee MLS referral and marketing company officially licensed as Get LISTED Realty in eight US states. In all other states, they list properties through third-party brokerages. While ISoldMyHouse.com claims to be a Flat Fee MLS service, closing costs apply in certain states like Iowa, Colorado, and more.

Pros

  • Save on 3% listing agent commission.
  • Get your listing syndicated to major real estate websites like Zillow, Trulia, etc.
  • Sell your home with an easy online process.

Cons

  • Pay additional closing costs in states like Colorado, Iowa, Indiana, etc.
  • Possibly get paired with an inexperienced third-party broker.
  • Get no help with paperwork and pricing with the flat fee plans.

ISoldMyHouse.com is a Flat Fee MLS referral and marketing company founded by Kris Lippi in Manchester, Connecticut. He is also the owner-broker of Get LISTED Realty, through which ISoldMyHouse.com lists properties on the MLS in eight states.

In the rest of the states, the company partners with third-party brokerages like Keller Williams, Exp Realty, etc. to list your home on the MLS. However, some customers have complained about these partner brokers citing issues with their responsiveness and unexpected fees.

For example, seller Ron shared, “I purchased a package from ISoldMyHouse.com because they advertised no hidden fees. However, that isn’t the case. They essentially subcontracted the listing to List With Freedom, who does charge a compliance fee.”

Additionally, we found that ISoldMyHouse.com is not a pure flat fee-based listing service. Sellers from certain states are required to pay an extra 0.5%-1% or a minimum fee of $299-$500 at closing.

No, I do not recommend ISoldMyHouse.com for most home sellers. While their Flat Fee MLS plans range from $299 to $399, the lower price comes with several drawbacks. Here is a brief breakdown of those drawbacks:

  • Unknown Local Broker Until Purchase: ISoldMyHouse.com operates through a referral model, so you may not know which local broker will list your home until after you purchase a plan. This makes it difficult to evaluate the broker’s experience and responsiveness.
  • No Pricing or Negotiation Support: Even with their premium plan, ISoldMyHouse.com does not provide hands-on help with setting the right listing price, reviewing buyer offers, or negotiating terms.
  • Additional Fees: In some states, you have to pay an additional 0.5% to 1% commission or a minimum fee of $299 to $500 at closing. Some of the partner brokers may also charge a compliance fee.
  • Limited Customer Reviews: ISoldMyHouse.com has been in business for nearly two decades, but they have only around 80 reviews across major review sites. This limited feedback makes it difficult to gauge recent customer experiences.
  • Delayed Customer Support: User feedback occasionally points to communication gaps. This means simple changes or corrections to your active MLS listing can take longer than expected to process.
  • No Paperwork or Pricing Guidance: The affordable Flat Fee plans ($299 to $399) do not include professional assistance. As a result, you are completely on your own when navigating state disclosures, legal forms, and home pricing strategy.

My suggestion: Look for an option that offers a tech-forward flat fee experience with no hidden fees, top-notch customer service, and commission-saving opportunities.

What Do Positive ISoldMyHouse.com Reviews Say?

Commission savings

Many sellers appreciated ISoldMyHouse.com’s Flat Fee MLS listing service, which helped them avoid traditional listing commissions and keep thousands of dollars in home-sale proceeds.

Sharing their experience, Katy F. stated:

Katy FUSASubmitted 2026

The experience of working with ISoldMyHouse.com has been excellent. The response time was fast and the customer service rep was pleasant and knowledgable. There is a lot of work involved in selling your own house in addition to the MLS listing, but it was well worth the effort. I saved about $50,000. Worth the investment.

Here’s what Christina Currier had to say:

Christina Currier USASubmitted 2025

Love, love, love this service! It’s perfect for anyone confident enough to handle their own calls and showings. We received a full-price offer on day 3 (and no—we were not underpriced). By using this service, we saved tens of thousands of dollars in commissions. Highly recommended for anyone looking to sell their home and keep more money in their pocket!

Complete seller control

Some sellers appreciated the complete control ISoldMyHouse.com gave them over their home sale. They were comfortable handling showings and communicating directly with prospective buyers and agents.

Edward DiRenzo recommended ISoldMyHouse.com and said:

Edward DiRenzoUSASubmitted 2020

I highly recommend using their services as long as you don’t mind showing your property and dealing directly with prospective buyers and their agents. The property had a lot of showings and the savings in the commission expense was substantial. Great deal for one upfront cost.

Kris provides great service and support. Everything you need is on the website. I was able to sell my house quickly because of MLS and various realty website exposure. I will recommend that everyone utilize Get LISTED Realty if you are completely comfortable selling your place on your own. I will definitely utilize their service again!!

Easy online listing process

Sellers were able to upload photos, add property details, and complete the required fields online. As a result, they found ISoldMyHouse.com’s listing process easy to follow.

Here’s what Neil M. had to say:

Neil M. USASubmitted 2025

I used “ISoldMyHouse .Com” very successfully and saved roughly $17k by not using a full-service listing broker. The process was quite easy with the helpful videos on their website, and direct communication with their friendly staff. I don’t believe a full-service broker is worth it as my house sold for market value.

David Delay shared about the online listing process:

David Delay USASubmitted 2024

I utilized I Sold My House to list a family property out of state. Their online process is very clear and easy to use. You simply fill all the requested fields and they do the rest. Realtors informed me that our listing appeared like all others. I recommend this service for anyone seeking an alternative to a broker listed property

What Are ISoldMyHouse.com Complaints?

Unexpected Fees

ISoldMyHouse.com promises Flat Fee MLS listing service with zero hidden fees. However, some sellers reported paying additional state-specific charges or partner-broker fees after purchasing a package.

M. Horn, who faced this situation, said:

M. HornUSASubmitted 2025

Total scam. You sign up and then they tell you later you will still have to pay .25% on top of the initial fee.

Source: Trustpilot

Ron complained about paying additional fees to an ISoldMyHouse.com broker-partner and said:

RonUSASubmitted 2025

I purchased a package from ISoldMyHouse.com because they advertised no hidden fees. However, that isn’t the case. The essentially sub-contracted the listing to “List With Freedom” who does charge a “compliance fee”. So “I Sold My House” is being fairly disingenuous at best (outright lying at worst). Had I known, I would have simply gone with “List With Freedeom” from the start (and they have been great). If you’re going to list your house I wouldn’t do it with “ISoldMyHouse.com”. Go some other place.

Source: Trustpilot

Inconsistent third-party broker experience

Some sellers reported dissatisfaction with the third-party broker assigned to their listing. These complaints included being redirected to another listing service after paying for a package.

Todd Perov, who faced this situation, said:

Todd PerovUSASubmitted 2022

After paying for the service I received email which ask me to go to another similar service and provide my credit info ( without paying) I could do it without such redirection from Isoldmy house. Such a scam!

Source: Google

Unresponsive customer service

Some sellers reported difficulty reaching ISoldMyHouse.com’s customer support team. Reviewers complained that despite calling customer service numerous times, they did not receive a call back.

Here’s what Bryan Turner said:

Bryan TurnerUSASubmitted 2025

Non-responsive! I have sent multiple contact requests over several weeks through their voicemail, answering service and website. Have even talked to one of the answering service people 3 times and have received zero response from any attempt to contact them. Attempting to ask questions in an attempt to do business with them has been a total and complete waste of my time. Don’t bother wasting your time contacting them and waiting and hoping for a response. If I could give less than 1 star, I would! Unbelievable poor business practices!

Source: Google

John Castagna shared their experience and said:

John CastagnaUSASubmitted 2022

You get what you pay for. If you don’t need to speak to someone on the phone no matter how much you beg and plead then this is the service for you! Email is the only form of communication.

Source: Google

Contract concerns

Sellers raised concerns about the terms of their listing agreement after signing. Complaints include claims that the service did not meet the agreed expectations and that refund requests were denied when sellers tried to cancel the contract.

Brendan S. raised this concern and said:

Brendan S. USASubmitted 2025

I paid hundreds of dollars to list my house with this broker. I submitted all my info along with photos. I was sent a cotract to sign that said my house would be listed on 8/15. It is now 8/16 and my house is still not listed as the contract stated it would be. I have sent several emails and not received a reply. I’ve also called and received no reply. I would not recommend dealing with this company. Their lack of communication and execution are not acceptable when dealing with a real estate transaction. I’m going to need to file a claim with the credit card I used with them. Based on the contract that they created, they have already breached the contract.

Greg T., who faced this situation, shared:

Greg T. USASubmitted 2023

Yes, Absolutely the worse customer service. They lied to us just to get us to sign their agreement then when we found out the next day we complained then they shut down on listing and told us we will Not Refund you money. HORRIBLE People! AVOID THEM!

What Are ISoldMyHouse.com Pros and Cons?

ISoldMyHouse.com is known for an easy online listing process. However, complaints point to the possible risk of hidden fees, unhelpful customer service, costly add-ons, and more.

So, if you are considering selling your home through ISoldMyHouse.com, it’s important to weigh both the benefits and drawbacks of the company.

✅ ISoldMyHouse.com Pros

  • Commission Savings: ISoldMyHouse.com can help you avoid the traditional 3% Realtor commission by charging a flat fee for MLS exposure. For example, sellers like David K. saved about $17,000 in commissions after using the service.
  • Online Listing Process: ISoldMyHouse.com will help you to submit photos, create a property description, and complete the paperwork online. John Carter shared that they completed the process and handled the required documentation digitally.
  • Syndication to Major Websites: Through Get LISTED Realty, ISoldMyHouse.com lists your property on the MLS. This subsequently distributes the listing to major real estate websites like Zillow, Realtor.com, etc.
  • Multiple Selling Options: ISoldMyHouse.com offers several ways to sell a home through one platform. This includes Flat Fee MLS listings, discounted agent referrals, and cash-offer options.

ISoldMyHouse.com Cons

  • Extra Fee: You may have to pay an additional 0.5% fee or a minimum closing fee on top of the upfront Flat Fee MLS package price, depending on your state. These charges can increase the total cost of selling.
  • Unresponsive Customer Service: You might face difficulty getting timely or helpful support from ISoldMyHouse.com. For instance, Eric J. described confusing instructions, problems uploading photos, and an unhelpful customer-service response while setting up the listing.
  • Partner Broker Service Can Vary: Since ISoldMyHouse.com relies on local broker partners in many states, your experience may depend on the brokerage assigned to your listing. Some sellers have even reported unexpected fees charged by the third-party brokers.
  • Costly Add-Ons: ISoldMyHouse.com charges extra for certain essential listing tools, such as a combo lockbox for $50 and a yard sign for $75. These optional add-ons can raise the overall cost beyond the advertised upfront package price.
  • No Paperwork or Pricing Assistance: ISoldMyHouse.com does not provide dedicated help with pricing a home or completing transaction paperwork, even with their premium plan. You will have to handle these key parts of the sale on your own.
  • Limited Direct Coverage: ISoldMyHouse.com directly provides MLS listing services through Get LISTED Realty in only eight states. In other states, they rely on local broker partners, which may result in varying service levels and listing processes.

How Does ISoldMyHouse.com Work?

ISoldMyHouse.com offers several home-selling options through one platform. You can choose a Flat Fee MLS listing to market your home independently or work with a discounted full-service agent. You can also explore cash-offer options for a potentially faster sale.

Although you can access all these services on ISoldMyHouse.com, they are not provided directly by the company. MLS listings are handled through Get LISTED Realty or local partner brokers. Meanwhile, agent referrals and cash offers come through separate partner networks.

How Does ISoldMyHouse.com Flat Fee MLS Listing Service Work?

ISoldMyHouse.com’s Flat Fee MLS service lets homeowners list their property on their local MLS without paying a traditional listing-agent commission. Sellers pay an upfront fee, while retaining control over pricing, showings, and the closing process.

Here is a step-by-step guide on how you can list on the MLS with ISoldMyHouse.com:

  1. Purchase a Listing Plan: Choose a Flat Fee MLS package based on the level of listing exposure and features you need. After purchasing the plan, you will receive instructions to begin the listing process.
  2. Complete Your MLS Listing: Submit your property details, photos, listing information, and buyer’s agent commission offer. You must also sign the required listing agreement before the broker can publish your property on the MLS.
  3. Sell Your Home: Once your listing goes live, it will be syndicated to major real estate websites. You will manage showings, communicate with interested buyers and agents, review offers, and negotiate the sale terms.
  4. Close Your Home: After accepting an offer, you can complete the closing process. However, you may still need to pay a buyer’s agent commission if the buyer is represented, along with any applicable state-specific fees.

What Plans Does ISoldMyHouse.com Offer?

ISoldMyHouse.com offers two Flat Fee MLS listing plans: Get LISTED and Get SOLD. The plans do not differ significantly, with the main difference being the number of photos included and a few additional listing features.

1. Get LISTED- $299

ISoldMyHouse.com suggests this plan for rentals and smaller one-to-two-bedroom homes where a limited number of photos may be sufficient. The features that you will get with this package are:

  • 6-10 photos
  • Professional Flat Fee MLS listing
  • Syndication to Zillow, Trulia, Realtor.com, and other real estate websites
  • No listing agent commission
  • Buyer leads forwarded to you
  • Easy listing cancellation

Yes, ISoldMyHouse.com offers a refund after you cancel a listing. However, this is only applicable if you haven’t signed the listing agreement.

2. Get SOLD- $399

The Get SOLD plan is suggested for sellers who want to include the maximum number of property photos in their MLS listing. It includes features such as:

  • At least 25 photos
  • Professional Flat Fee MLS listing
  • Syndication to Zillow, Trulia, Realtor.com, and other real estate websites
  • No listing-agent commission
  • Buyer leads forwarded to you
  • Easy listing cancellation

Get LISTED and Get SOLD plans can help you avoid a 3% agent commission. However, both of them have disadvantages that are worth considering. Here’s a breakdown of opting for either of the plans:

  • No Professional Selling Assistance: Neither plan includes dedicated guidance with home pricing, disclosures, paperwork, offer review, negotiations, or closing. You are responsible for managing these key parts of the transaction.
  • Minimal Plan Differences: Aside from increasing the photo limit from 6-10 to at least 25, the higher-tier plan offers very few additional benefits. So, you will be paying $100 more just to get 15-19 more photos.
  • Add-Ons Can Increase Costs: Optional tools, such as a $50 combo lockbox and a $75 custom-printed yard sign, are not included in any of the packages. Adding several extras can increase the total cost beyond the advertised $299 or $399 price.
  • Limited Real Estate Technology: The plans do not include comprehensive tools for managing showings, offers, or buyer communication. You will have to coordinate parts of the sale yourself or through separate services.

Consider ISoldMyHouse.com alternatives that provide stronger seller support, more included listing features, and online tools for managing the home-selling process.

How Does ISoldMyHouse.com’s Agent Referral Program Work?

ISoldMyHouse.com’s agent referral program matches sellers with local full-service agents who offer discounted listing commissions. You submit details about your home, review the matched agent’s proposed selling plan, and decide whether to move forward.

The company says their partner agents may charge a 1% to 2% listing fee, plus a buyer’s-agent commission. If the partner agent finds the buyer directly, ISoldMyHouse.com says the total commission may be as low as 3%. However, the actual rate depends on the specific agent.

As per ISoldMyHouse.com, you will get these benefits from their partner agents:

  • Comparative Market Analysis
  • Professional photography
  • Professional Realtor tools
  • Agent-hosted open houses
  • Home staging recommendations
  • Expert real estate negotiator
  • Assistance with contracts and getting the deal to closing

ISoldMyHouse.com works with well-known brokerages like Keller Williams, RE/MAX, Compass, Jason Mitchell Real Estate, Corcoran Group Real Estate, Exp Realty, and Coldwell Banker.

No, you are not obligated to ISoldMyHouse.com’s partner agent. The company will help you connect with an agent for free. However, you can walk away if the agent is not the right fit for you.

How Does ISoldMyHouse.com Cash Offer Program Work?

ISoldMyHouse.com’s cash offer program connects sellers with a nationwide network of cash buyers. As per their website, you can accept or decline any offer you receive.

However, ISoldMyHouse.com does not publicly disclose the cash-buying companies or investors in their partner network. This makes it difficult to evaluate who may be making an offer on your home.

Does ISoldMyHouse.com Have Hidden Costs?

Despite their claims, ISoldMyHouse.com’s Flat Fee MLS listing service isn’t a pure flat fee. You will have to pay a minimum amount at closing on top of the flat fee in specific states.

StateMinimum Amount
Indiana$299
Iowa0.5% of purchase price
Nebraska 0.5% fee of purchase price
Kentucky$299
Colorado0.5% of purchase price + $250
Missouri$500
Georgia (Metro Atlanta and Chattanooga)0.5% of purchase price

Where Does ISoldMyHouse.com Provide Their Service?

ISoldMyHouse.com provides nationwide services. However, there’s a catch. Through their licensed brokerage, Get LISTED Realty, they provide direct Flat Fee MLS listing service in only eight states.

These states are: Connecticut, Georgia, Maine, Massachusetts, New Hampshire, New York, Rhode Island, and Vermont. In the rest of the states, they list homes on the MLS through partner agents.

Who Are The Best ISoldMyHouse.com Competitors?

Houzeo, Brokerless, and Homecoin are some of the best ISoldMyHouse.com competitors. We evaluated them on the basis of customer support, plan affordability, and customizable pricing. Here’s how they compare to ISoldMyHouse.com.

We conducted a comparative analysis to identify ISoldMyHouse.com’s top competitors based on key factors like customer support, plan affordability, and customizable pricing. We aim to provide a fair and data-driven comparison.

  • Market Comparison: We evaluated different types of home-selling solutions, their services and company policies.
  • Pricing Structure Assessment: We evaluated the true value proposition of each platform by breaking down upfront flat fees, potential hidden costs, and percentage-based commission structures.
  • Consumer Feedback Review: We analyzed seller reviews from Yelp, BBB, Trustpilot, and Google to understand satisfaction levels and common concerns across platforms.
  • Support and Assistance Evaluation: The level of transaction support was cataloged by measuring the availability of dedicated closing coordinators, comparative market analyses, and professional photography packages.
  • Selection Criteria: We chose the competitors based on how they differ from ISoldMyHouse.com’s model to ensure a balanced mix of alternatives.

1. Customer Support: ISoldMyHouse.com vs. Houzeo

Meanwhile, Houzeo’s customer support is rated 4.9 stars by thousands of sellers. In addition to responsive assistance, Houzeo offers pricing guidance, an online offer management system, and digital tools that make the selling process easier from listing to closing.

2. Plan Affordability: ISoldMyHouse.com vs. Brokerless

ISoldMyHouse.com’s Flat Fee MLS plans start at $299. Moreover, optional add-ons can increase your total cost.

While, Brokerless starts at $99, making it a more affordable option if you want basic MLS exposure at a lower upfront price. However, Brokerless also partners with third-party brokerages to list properties on the MLS.

3. Customizable Pricing: ISoldMyHouse.com vs. Homecoin

ISoldMyHouse.com offers two pre-set plans with nearly identical features. The main difference is the photo limit. If you want to upload 15–19 more photos, you will have to pay an extra $100 and buy the pricier plan.

Homecoin offers a more customizable approach, allowing you to start with a basic MLS listing and add only the services you need. This can provide more pricing flexibility if you want to choose specific tools instead of paying for a bundled package.

Is ISoldMyHouse.com Worth It?

Yes, ISoldMyHouse.com can be worth it if you want to manage the selling process on your own, despite paying a fee of $299 to $399. The company can help you save on the 3% listing commission.

However, you will be charged an extra 0.5%-1% or a minimum fee of $299-$500 at closing, depending on your state. The recurring complaints about unresponsive customer support and inconsistent partner broker quality are also major red flags.

Consider Houzeo if you want to avoid these drawbacks. Houzeo offers responsive customer support for a flat fee, along with built-in tools to simplify the selling process. Houzeo offers offer management, pricing guidance, paperwork support, a mobile app, and more to streamline your sale.

We implemented a rigorous multi-platform evaluation framework to provide an objective, fact-based analysis of ISoldMyHouse.com’s services. This review avoids single-source bias by analyzing verified customer touchpoints across primary consumer intelligence networks.

  • Cross-Platform Aggregation: We gathered raw review data across Google, Yelp, Trustpilot, and BBB to eliminate platform bias. Each platform weights sentiment differently, so aggregating across all three corrects for the blind spots any single source would introduce.
  • Verified Customer Sampling: Our analysis evaluated 80+ specific consumer touchpoints to ensure statistical relevance, filtering out unverifiable or duplicate accounts to protect data integrity.
  • Temporal Weighting: Reviews were time-stamped and weighted so recent feedback (last 6–12 months) carries more influence than older reviews, ensuring the analysis reflects current service levels rather than historical performance.
  • Customer Service Analysis: We scrutinized customer interactions with customer service, identifying communication gaps.
  • Alternative Cross-Referencing: We compared ISoldMyHouse.com directly with competitors to baseline their market value.
  • Category Tagging: Each touchpoint was coded against recurring themes like pricing transparency, agent responsiveness, closing timeline, etc., so the review speaks about specific, actionable dimensions of service rather than a single blended star rating.

Set us up with a terrible realtor, I would not recommend, the realtor, Ronnie Glomb with Your Town Realty in Morristown, nj. Was not even a member of the MLS service that our home was located, could not get out of contract, they would not give us a local realtor, a waste of $299.00, we ended up selling through Facebook Marketplace. The realtor never disclosed this to us, yes this site still uses him.
