Offerpad and Houzeo Cash Offers both help you sell your home for cash without a traditional listing. Offerpad is an iBuyer that is focused on giving homeowners more control, flexibility, and choice when buying and selling a home. Houzeo Cash Offers is a cash-buyer marketplace that connects you with multiple vetted cash buyers.
This difference can have a major impact on the price and terms you get for a cash sale. All-cash purchases accounted for 26% of U.S. home transactions, according to NAR, yet only 1% of sellers reported selling to an iBuyer like Offerpad. This shows that cash buyers extend far beyond iBuyers and include investors, second-home buyers, and other purchasers.
Houzeo Cash Offers taps into this broad pool and puts your home in front of multiple cash buyers. With Offerpad, you get a single offer that may be up to 80% of your home’s value. Service fees, repair deductions, and closing costs reduce your final payout further.
With Houzeo Cash Offers, on the other hand, you can compare multiple offers and negotiate the price and terms that work best for you at zero service fee. Moreover, through negotiation, you may be able to increase an offer to as much as 100% of your home’s value.

Single Offer vs. Competing Offers: Why Does It Matter?
Multiple offers give you more leverage because buyers compete for your home instead of you negotiating with just one buyer. Recent NAR surveys found that homes received an average of 2 offers, while roughly 1 in 5 homes sold above the asking price.
That’s the leverage a single-buyer sale can’t replicate. When multiple buyers compete, sellers get real pricing power. Selling to one buyer means giving that power up.
The competition gives you more than a chance at a higher offer. You can compare each buyer’s price, closing timeline, contingencies, and fees, and use a stronger offer to negotiate better terms with another buyer. When homes are selling above asking, accepting the first offer can mean leaving money or better terms on the table.
Suppose you receive a lowball cash offer well below what you think your home is worth. With one buyer, you can counter, but you have few options if they won’t budge. With multiple buyers, you can compare offers and use competition to negotiate a better price or terms.

How are Offerpad and Houzeo Cash Offers Different?
Offerpad gives you a single cash offer from one buyer. You’re left deciding whether to accept it or negotiate that one number. Since May 2025, its HomePro program has tried to address this limitation by sending a local agent to present your options in person.
But HomePro still keeps you within Offerpad’s own selling options. There are no other buyers involved, so you don’t get competing offers to compare.
Meanwhile, Houzeo Cash Offers puts your home in front of multiple vetted cash buyers, so you don’t have to settle for the first offer. If one buyer comes in low, another may offer a better price or terms, giving you more leverage. You can compare the offers and choose the deal that best fits your price, timeline, and terms.
Is Offerpad Legit?
Yes, Offerpad is a legitimate company that has operated since 2015 and is headquartered in the Chandler/Phoenix area of Arizona. The company was co-founded by Brian Bair and Jerry Coleman. With over a decade of experience in the industry, Offerpad says they have completed nearly 72,000 home buying and selling transactions since 2015.
Offerpad’s business has slowed down a lot recently. In the second quarter of 2026, the company brought in $77.7 million in revenue, about half of what it made last year. It also bought and sold far fewer homes: 295 homes, down from nearly 600 the year before.
Is Houzeo Cash Offers Legit?
Yes, Houzeo Cash Offers is a legitimate cash buyer marketplace offered by Houzeo Corp. The platform connects you with vetted cash buyers who compete to purchase your home, giving you multiple offers to compare rather than a single direct offer.
Houzeo Corp. was founded in 2017 by Amit Dhameja and is headquartered in New York. As of 2026, the company has nearly a decade of experience in the real estate technology industry, helping homeowners buy and sell properties through a 100% online process.

Offerpad vs. Houzeo Cash Offers: How Much Do They Pay?
The amount you can receive depends on how each company determines your home’s value and structures its cash offer. Offerpad makes a direct offer based on factors such as your home’s condition and local market data, while Houzeo Cash Offers lets multiple buyers submit competing offers for your property.
Comparing the two approaches can help you understand how much you could receive and which option may leave you with more money after costs.

How Much Does Offerpad Pay?
Like most iBuyers, Offerpad may offer around 70% to 80% of your home’s market value. Your actual offer depends on factors such as the property’s location, condition, and local market. The home must also meet Offerpad’s eligibility requirements, which generally favor properties in good condition.
Jeff Clark said Offerpad cut their offer by roughly $35,000, about 8% of the sale price, after 10-day inspection. They cited repair costs that had already been disclosed earlier. They said Offerpad first assured them these costs were included in the offer, then blamed a miscommunication when the price dropped days before closing.
On top of this, Offerpad also charges a service fee. Offerpad’s website lists a fixed rate of 5% of the sale price. However, multiple 2026 reviews and fee-tracking sources report sellers actually being charged more, typically in the 6-8% range.
Along with repair costs, Offerpad also deducts about 1% in closing costs from the final offer. So, you may end up losing more in your final proceeds.
Jeff Parr was quoted 1% fee at the time of offer, but was charged a 7.5% credit to buyer, a $15,000 surprise, at closing. They called the undisclosed fee dishonest and cautioned other sellers to confirm all costs upfront before signing with Offerpad.
you’re not obligated to accept Offerpad’s cash offer. You can negotiate, especially over repair deductions, walk away without a fee, or choose Offerpad’s traditional listing option instead.
How Much Does Houzeo Cash Offers Pay?
Houzeo Cash Offers can help you receive offers of up to 100% of your home’s fair market value, depending on your property and buyer interest. Since multiple cash buyers can compete for your home, you can compare offers and choose the one that offers the best value.
7-Days Sold is another Houzeo Cash Offers option that lists your home on the MLS for seven days to attract competing cash offers. The goal is to generate more interest and potentially secure a higher offer.
Houzeo Cash Offers does not charge a service fee for connecting you with cash buyers. You can review offers from vetted buyers without paying an additional buyer-matching fee.
Your total transaction costs depend on the offer you accept and the terms you negotiate. You may also be able to negotiate who pays certain closing costs with the buyer. Depending on the deal, you could pay some costs, have the buyer cover them, or split them.
If you don’t like a cash offer you receive through Houzeo Cash Offers, you can review no-obligation offers from other cash buyers instead of settling for the first one. Since multiple buyers can compete for your property, you can compare their prices and terms and choose the offer that best fits your needs.
Compare Your Net Proceeds:
Your final proceeds can vary significantly based on the fees, repair deductions, and closing costs taken from your initial cash offer.
For example: You receive a $400,000 cash offer from Offerpad. The offer shows a minimum 5% service charge ($20,000) and $12,000 in repair/condition adjustments. Plus, closing costs amounted to $4,000.
Meanwhile, for Houzeo Cash Offers, suppose you receive a $400,000 offer from a cash buyer. Houzeo Cash Offers does not charge a buyer-matching fee, so you agree to $4,000 in transaction costs with the buyer.
Comparing both Opendoor and Houzeo Cash Offers, your estimated proceeds would be:
| Hypothetical Costs | Opendoor | Houzeo Cash Offers |
|---|---|---|
| Initial Cash Offer | $400,000 | $400,000 |
| Service Fee | $20,000 | $0 |
| Closing Costs | $4,000 | $4,000 |
| Estimated Proceeds | $364,000 | $396,000 |
Estimated figures only. Offerpad does not have a fixed service fee, and closing costs and repair adjustments for both companies vary by transaction.
Offerpad vs. Houzeo Cash Offers: What Types of Properties Do They Buy?
Both Offerpad and Houzeo Cash Offers can help you sell your home for cash, but their property criteria differ. While Offerpad typically focuses on homes that meet specific eligibility requirements, Houzeo Cash Offers connects you with buyers who may purchase a wider range of properties and homes in different conditions.
What Types of Properties Does Offerpad Buy?
Offerpad has strict eligibility requirements for the homes they buy. If your property does not meet these criteria, you may not receive an offer.
To qualify for an Offerpad offer, your property must meet the following conditions:
| Parameters | Criteria |
|---|---|
| Ownership and Occupancy | Seller must have clear ownership (no double escrow situations) |
| Property Type | Single-family homes, townhomes, condos, including gated and age-restricted communities. No manufactured, prefabricated, or mobile homes |
| Valuation | Up to $1 million, varies by market (lower cap, around $325K-$350K, in age-restricted communities specifically) |
| Lot Size | Up to 2 acres |
| Year Built | After 1950 |
-
🚨Important: Even if your home meets all the criteria, it does not necessarily mean that you will receive 100% of your home’s value. Your proceeds may still be reduced by service fees, closing costs, and, where applicable, repair or condition adjustments.
What Types of Properties Does Houzeo Cash Offers Buy?
Houzeo Cash Offers does not directly purchase your property. Instead, your property is presented to a network of cash buyers, giving you the opportunity to compare multiple offers based on your selling needs.
Since you’re connected with multiple cash buyers, you may find buyers willing to purchase properties in various conditions: from homes that need major repairs to those in relatively good condition. You can then compare the offers and choose a buyer whose criteria and terms best align with your property.

Offerpad’s process is designed to move quickly, combining a short online form with a home evaluation to finalize your offer. From your initial request to closing, here’s what you can expect at each stage:

- Step 4:Pick a closing date, anywhere from 8 to 60 days out, and sign your purchase agreement.
- Step 5: Complete a final walkthrough during the inspection period, then close and receive your proceeds.

What Do Offerpad Negative Reviews Say?
❌ Tyler Edmond would not recommend Offerpad after their closing date was changed just a week before closing. They were also given conflicting information about which appliances they could take, and Stewart Title (Offerpad’s title partner) failed to disclose an expensive past bill until two days before closing.
⭐️ 1-STAR REVIEW — EXTREMELY DISAPPOINTED WITH OFFERPAD My experience with Offerpad has been absolutely terrible. What should have been a straightforward home sale turned into an unnecessarily stressful and frustrating process because of poor communication, changing information, and a complete lack of consideration for me as the seller. First, Offerpad changed my closing date about a WEEK before closing. I had already made plans and arranged everything around the original closing timeline, only to have the date changed at the last minute. When you’re selling a home and coordinating a move, changing the closing date with only a week’s notice can create a major problem. Then there was the issue with my appliances. I was told that I could take my appliances with me. I made plans based on what I was told, and then suddenly I’m being told that I can’t take them. How does that happen? If the appliances were not allowed to be removed, that should have been clearly communicated from the beginning. You shouldn’t tell a seller one thing and then change the rules at the last minute. And then there’s Stewart Title, which made this experience even worse. Offerpad works with Stewart Title, and the communication from Stewart Title was absolutely unacceptable. As the SELLER of the home, I should have been kept informed about important issues affecting my closing. Instead, I found out about an expensive bill from the past just TWO DAYS before closing. No timely warning. No phone call. No proper communication. Nothing. I’m sitting there two days before closing trying to figure out a major financial issue that should have been brought to my attention much earlier. I shouldn’t have to be the one constantly trying to figure out what is going on with my own home sale. If there is an issue that could affect my closing or the amount of money I’m receiving, CALL ME. EMAIL ME. COMMUNICATE WITH ME. That is literally your job. The entire process has felt like one problem after another, with information changing at the last minute and different parties failing to communicate with each other. Meanwhile, I’m the person who has to deal with the consequences. Offerpad needs to seriously improve its communication with sellers and do a much better job making sure the title company and everyone involved are actually on the same page. Selling a home is already stressful enough. You should not have to spend the final days before closing scrambling because the companies handling your transaction failed to communicate. Based on my experience, I would NOT recommend Offerpad. One star is honestly more than I feel this experience deserves.

❌ Marina Ewers called Offerpad dishonest and described the process as a bait-and-switch. Their initial offer range was $506K to $613K, but Offerpad came back with just $505K after a photo-based inspection. They felt the inspection was designed to devalue their three-year-old home, and cited poor communication and a lack of transparency as reasons they would never recommend the company.
You deserve not even an half an star.. Absolutely dishonest company!! And what a joke nothing but click bait… got and initial offer from the range of 506k to 613k and then they came back with a 505k.. it’s a three year old house.. What was supposed to be a smooth and stress-free process quickly turned into a frustrating and disappointing ordeal. From the beginning, their communication was awful. I had to constantly follow up just to get basic updates, and when I did get a response, it was often vague or misleading. They promised a hassle-free experience, but instead, I encountered delay after delay with no clear explanation. The offer they initially presented seemed fair, but as the process went on, it was an utter joke..It felt like a bait-and-switch tactic…Their inspection process was another joke and was based on photos. It was clear they were looking for any reason to devalue my home, even though it was in great condition.I would never recommend Offerpad to anyone looking to sell their home. Their lack of transparency, poor communication, and shady pricing tactics made this an incredible waste of time! If you’re considering using them, do yourself a favor and look elsewhere!

Houzeo & All their employees were amazingly helpful selling my first home. The process was simple & flawless. They were super friendly & efficient in getting things in order. Always responded promptly to any questions. They expedited my homes exposure. Put it out live on Friday & my phone instantly was getting showings request. ✅ Sandra Haulman praised Alex’s excellent, patient service, saying he explained every step clearly and made sure they understood before moving forward. They noted their husband agreed they were treated very well, and thanked Houzeo for having such kind and patient employees.
I was very impressed with Alex’s excellent service. He explained everything clearly and asked if I understood or had questions. I always did, and he patiently answered them and helped me understand what to do next. He walked me through every step. It’s rare to receive such superb customer service. Many of your employees were kind and patient, but Alex was extra kind and understanding. My husband was next to me and agrees that we were treated very well. Thank you, Houzeo, for having such patient and kind employees.

✅Kal praised Faiz Miller for quickly resolving a system issue on their behalf, and called listing agent Tomas B. responsive overall, aside from one unanswered question. Tiffani Much has been helpful too, though the process isn’t over. They are is still waiting on details about payment and the closing statement ahead of their mobile notary signing.
Faiz Miller was excellent when I used customer support after the system would not allow me to submit input to one of the tasks. He asked for the information and immediately entered it himself on my behalf. Good work Faiz! The listing agent Tomas B. was very good in general and responded quickly to my questions, other than one question that never received a response. Tiffani Much has been very helpful to-date, but the entire process isn’t over yet. I will be out of state and unavailable on the Houzeo pre-determined closing date, so asked for a different closing date but was told it will be using a mobile notary. My signing will be several days prior to the official closing date. I have asked questions about how to make payment, exact amounts (since there are several payees), and ability to review the closing statement before I sign. Hoping to receive answers quickly.

✅ Maggie Probstsaid Houzeo’s service and explanations were helpful throughout, though they discovered late in the process that their home had been listed in a Chicago MLS despite being in rural Illinois near St. Louis. It didn’t end up affecting them since the listing still appeared on realtor.com, and their agent stayed responsive throughout.
The service and explanations were good and very helpful. The only issue we had was discovering well into our sale that our home had been listed in an MLS 6 hours out of our area (it was in a Chicago MLS- we are in rural Illinois one hour from St Louis.). Fortunately, that didn’t end up affecting us since our home was listed on realtor.com. Houzeo was helpful all the way through. Our agent was responsive whenever I had a question as well. Thanks so much.

What Do Houzeo Cash Offers Complaints Say?
❌ Marina Khrucheva would not recommend Houzeo after their home sat on the market for 18 days with zero showings logged on their dashboard. They ended up canceling their listing, calling the experience a waste of both time and money.
I would not recommend anyone this platform . My house was on market for sale for 18 days with them and MY DASHBOARD showed 0 showing !!!!!!!! I just gave up and canceled my listing on Houzeo . Really disappointed and waisted my time as well as money.

❌ Scott Dicks said their assigned realtor was disengaged and failed to forward emails and texts as required under the Houzeo agreement. They described his demeanor as confrontational, and felt he was intentionally undermining communication despite having agreed to the FSBO arrangement.
The assigned realtor was 100% disengaged, did not forward emails and/or texts that came to him as prescribed with the Houzeo agreement. His demeanor throughout the process was confrontational and he made it clear that he did not want to be involved. While I understand that a home owner selling FSBO is not ideal to a realtor, you did agree to the arrangement and should not purposely engage in sabotaging owner/client communication

Offerpad vs. Houzeo Cash Offers: Which is Worth It?
Based on our comparison, Houzeo Cash Offers may be the better option if you want more choice and control. You can receive multiple offers, compare prices and terms, and choose the buyer that best fits your needs. Closings can also happen in as little as 7 days, with no hidden service fee.
Offerpad can make sense if speed and convenience are your top priorities, but there are some trade-offs. Sellers have reported concerns about offers dropping after inspection, service fees running higher than advertised, and limited coverage across just 9 states.
Offerpad also gives you only one company’s cash number, even though its HomePro program presents that offer alongside a traditional listing or hybrid path.
With flexible terms, as-is sales, and quick closings, Houzeo Cash Offers puts you in control. You get the speed of a cash sale without giving up your options.”
