Pros

  • Savings on commissions
  • Easy refund policy
  • Nationwide coverage

Cons

  • Unpredictable service quality
  • Success fees in some states
  • Sub-par technology

Fizber is an FSBO website that offers Flat Fee MLS services. They specialize in off-market listings and market your property on their website for no cost. To list on the MLS, Fizber offers 2 packages, priced competitively with industry standards.

Fizber partners with local brokers to facilitate MLS listing. However, you do not get to choose the broker you are connected with. Interviewing a broker beforehand is necessary, especially if you have a certain condition like selling an inherited property.

Additionally, Fizber can improve in their tech. Currently, they lack industry-standard features like an offer management platform for an optimal FSBO experience.

✍️ Editor’s Take: We recommend listing with Houzeo over Fizber. Houzeo offers comprehensive FSBO packages and stellar tech. Compare Fizber vs. Houzeo.

Is Fizber.com Legit?

Yes, Fizber.com is a legitimate company headquartered in Ladera Ranch, California. The company was founded by Evan Gentry in 2006. Fizber has 12 customer reviews on BBB, however they are not accredited.

Evan Gentry is the founder of Money360 Advisor, a real estate-focused mortgage advisory firm. He also established Sold.com in 2018 to provide vendor-matching services for mortgage, title, home warranty, debt relief, etc.

Fizber is not a licensed brokerage. So, they can’t list your home on the MLS. For this, they have to rely on the licensed brokers in your neighborhood.

How Does Fizber MLS Listing Work?

The process of signing up with Fizber is straightforward. You just need to fill out the form and make a payment to start listing with them.

  • Select Plan: Pick a package based on your requirements and budget.
  • Sign Up: Register on their website by providing your name and contact details.
  • Enter Property Details: Fill in your personal and property details to proceed with the listing process.

  • Make Payment: Proceed with the payment to finish the sign-up process.

After you make the payment, your assigned broker sends you the paperwork. Once you complete this process and provide photos, they will make the listing live within 24-48 hours.

How Much Does Fizber Cost?

» Jump to: Free Listing | Digital Boost | MLS Boost | Premium MLS Boost

Fizber offers four packages to home sellers.

1. Free Listing

👍 What We Like👎 What We Don't Like
✅ Standard listing on Fizber.com❌ Doesn't list on the MLS
✅ Maximum photos on Fizber❌ Minimal market exposure
✅ Free home evaluations

👉 Our Take: This package lists your home on Fizber.com at no cost. However, the extent of visibility depends on the traffic garnered by Fizber.com. We advise you not to rely solely on Fizber.com listings to sell your home.

2. Digital Boost – $95

👍 What We Like👎 What We Don't Like
✅ Listing on Redfin ❌ Doesn't list on the MLS
✅ Open house manager

👉 Our Take: Your listing will only go on Fizber and Redfin. You don’t get an MLS listing. We don’t recommend this plan to home sellers. At a comparable price point, some competitors of Fizber list you on the MLS.

3. MLS Boost – $270

👍 What We Like👎 What We Don't Like
✅ MLS listing❌ Only 6 photos on the MLS
✅ Unlimited listing changes❌ No yard sign or lockbox
✅ Buyer leads are forwarded to you❌ Expensive add-ons

👉 Our Take: Photographs have a significant impact on your home’s sale. So, only 6 photos won’t help you market effectively. Opt for their Premium plan priced at $25 higher to get everything, instead of paying $125 extra for additional services.

4. Premium MLS Boost – $295

👍 What We Like👎 What We Don't Like
✅ 12 month MLS listing term❌ No platform to track listing or compare offers
✅ Maximum photos on the MLS❌ No guidance in paperwork and negotiations
✅ Ability to post virtual tour on the MLS❌ No yard sign or lockbox
✅ Showing management tool

👉 Our Take: This is Fizber’s most comprehensive package and is priced competitively with other FFM companies. However, your per-dollar value is less as you lack an optimal digital experience. Their process lacks automation which can make your home selling process tedious.

✍️ Additional Fees? Fizber has a 0.5% success fee in Colorado, North Dakota, South Dakota, and Wyoming. If you reside in these states, factor in this extra cost when assessing your overall expenses with Fizber.

✅ Heidi expressed satisfaction with Fizber’s services. She highlighted the swift results, that helped her secure multiple offers within 48 hours.

Heidi MoserUSASubmitted 2023

Before I had time to finish submitting my MLS listing (in 24 hours), I had two showings and an offer in hand. By 48 hours, I had another showing and another offer. I accepted one of the offers. Lynn Chapman at Fizber refunded the MLS fee, easy peasy. Therefore I had a pending FSBO contract above listing price with no contingencies in 48 hours, even without an MLS listing.

Negative Fizber Reviews

❌ Aaron was disappointed with Fizber. He stated that Fizber deleted his Redfin listing (which costs $95) simply because he didn’t purchase an MLS plan.

Aaron UrbanUSASubmitted 2023

I’m not surprised this business isn’t BBB accredited. I should have done my due diligence first. They nagged me every week to sign up for the MLS service and asked me how the selling was going when I told them, they said and I quote: “Due to your displeasure with us your Redfin and Fizber free FSBO listing has been deleted”. Hahaha, I mean how juvenile can a company be and still remain in business?

❌ Kristen was dissatisfied with Fizber stating that she was denied a refund. She also noted inaccuracies in the listing information on Fizber.com.

Kristen LanterUSASubmitted 2022

Fizber is so corrupt ~ they would not refund my money even though when my listing hit the MLS the photos doubled and tripled and disappeared. They have a disclaimer on their site once you buy that says if your photos dont load email them to us, that is NOT what I paid for I paid to do it myself and also to have control…

If Fizber’s services didn’t excite you, here are 3 alternate companies you can consider:

1. Fizber vs. Houzeo

Fizber offers savings on listing agent commissions. But, you won’t have automation, which could make the experience exhausting. Whereas, Houzeo gives you the ability to manage listings, showings, and offers. You can do everything on the go with Houzeo’s mobile app.

Moreover, Fizber’s average ratings depict customer dissatisfaction with their services. On the other hand, Houzeo boasts a 4.9-star rating, as a testament to their services.

2. Fizber vs. Beycome

Fizber and Beycome offer Flat Fee MLS listing services. Fizber charges $270 for an MLS listing, whereas Beycome offers the same service for $99. So, you save more with Beycome. However, Beycome only covers 10 states, which limits their services to residents in those areas.

3. Fizber vs. FSBO.com

Fizber and FSBO.com offer free listing on their website. They are the only 2 companies that syndicate your listing on Redfin. However, FSBO.com generates 23,519/month traffic, as compared to Fizber’s 664/month, offering better exposure.

If you want to get on the MLS, Fizber will be cost-effective. While Fizber charges $295, you have to pay $400 to list on the MLS through FSBO.com.

Other Options You Should Consider

  • Sell to an iBuyer: iBuyers purchase homes needing minimal repairs in as-is condition. They can be a great option if you want to sell your house fast.
  • Sell to Cash Home Buyers: Individual cash home buyers make all-cash offers, usually within 24 to 48 hours. They also let you skip listing on the MLS.
  • Sell For Sale By Owner: For Sale By Owner websites help you list and sell a house yourself, saving thousands in agent commissions. Many FSBO websites will also help you with the paperwork.

Is Fizber Worth It?

Fizber can help you save 2.5% to 3% on listing agents’ commissions. Their MLS listing plans are priced competitively. But as you lack a good digital experience, your per-dollar value is much less than what you’d get with their competitors.

Selling a house FSBO can be time-consuming if you don’t leverage technology. Good tools can help you streamline communication with buyers and help you manage showings and offers effectively. This is where Houzeo stands out.

We recommend Houzeo to most home sellers. With Houzeo, you can track your listing progress and manage offers. You can also utilize the seller’s dashboard to reschedule home tours or send showing instructions.
