List With Freedom is a Flat Fee MLS listing service that helps you sell your home without a traditional listing agent. Their plans range from $89 to $395. You will also pay a 0.25% to 0.5% compliance fee, depending on the plan.

Pros

  • Basic MLS listing at $89.
  • Service coverage in 47 states.
  • Unlimited listing changes.

Cons

  • Wrong documents, incorrect contact information, and many more MLS listing errors.
  • Additional services like counteroffer review, photography etc. cost over $500.
  • Compliance fee of 0.25% to 0.5%.

List With Freedom is a Flat Fee MLS listing service founded by Jim Tyminski in 2005. The company helps sellers list their homes on the MLS and major real estate sites, with packages ranging from $89 to $395.

Meanwhile, services such as photography, counteroffer review, comparative market analysis, and more can cost extra. Some of these additional yet essential services that can make your selling process easier cost as much as $595, and these tools are not included even in the costliest package. On top of these additional costs, you will also pay a 0.25% to 0.5% compliance fee at closing.

Additionally, some sellers complain that they paid for extra services but did not receive the promised support. Other complaints mention listing errors, communication problems, and hidden fees that they felt were not clearly disclosed.

No, not for most home sellers. List With Freedom can work if you mainly need MLS exposure and are comfortable managing most of the sale yourself. However, the additional costs, listing issues, and limited support may make the low starting price less attractive.

  • Expensive Add-Ons: The $89 to $395 packages do not include every service you may need. Contract review costs $595, while transaction coordination costs another $395, which can significantly increase your total cost.
  • Compliance Fee: The advertised package price is not the only cost you pay. List With Freedom charges a 0.25% to 0.5% compliance fee at closing, depending on your plan.
  • MLS Listing Errors: Reviews report incorrect seller contact information and property details appearing on MLS listings. Getting these errors corrected can become a hassle and may require repeated follow-ups.
  • Limited Included Services: Professional photography, comparative market analysis, and counteroffer review are not included even in the costliest package. You may have to pay extra for these services if you need them.

My Advice: Look for a flat-fee MLS service that offers five-star customer support and bundles essential services into one plan. You can get pricing help, contract review, virtual broker support, and offer support without paying separately for each service.

Great experience with the website. We listed our house and sold in 3 months. The house listing process with List With Freedom is very easy, and very thorough. Getting in touch with brokers was convenient, and we saved quite some money on broker commission. I would recommend it for anyone selling their house. Arah from List with freedom was very helpful, knowledgeable and always fast replying to us.

What Do Negative List With Freedom Reviews Say?

❌ MLS listing errors and incorrect details

Some List With Freedom reviewers reported repeated errors in their listings and documents. Complaints included incorrect contract prices, outdated forms, missing documents, and incorrect seller contact information, which required sellers to follow up and request corrections.

Here’s what Orah Steiner had to say:

Orah SteinerUSASubmitted 2026

Absolutely the worst experience thus far and I have not closed yet. I have been with them for a week and I have had to call and get them to correct so many errors. Errors due to not paying attention (or not knowing what they are doing) including the last issue, in which, they sent me a Sellers estimated cost. The Seller’s estimated cost analysis had the wrong contract price. SMH. When they sent the documents to be signed, I did so, just to find out from agent that wanted to show my place, that the documents they used were the wrong documents. They used out of date documents. They also loaded two documents that were the same documents but one was outdated and the other was correct. The lack of communication is an issue, especially when I am the one having to find or hear about the mistakes and have to call them in to get them corrected. When I called them, they could not answer the questions asked. I finally had to ask for a supervisor so we could correct the issues. I am hoping for the best with the rest of the time, I have to work with this company. I am very thankful my listing went under contract quickly and is a cash sale, so we should be complete in a couple of weeks.

Complaining about their experience, Mary Seavoy said:

Mary SeavoyUSASubmitted 2026

Everything went wrong. They couldn’t find the AVID inspection. They never sent the docusign for the listing contract. Then, the phone number in the listing was for a 4th grade teacher in FL. The house was being listed in CA. Stay away!!

❌ Extra fees beyond the flat fee

Some reviewers were frustrated by costs beyond the advertised flat fee, including the 0.25% to 0.5% compliance fee. Others complained about having to pay additional charges for services such as open-house promotion and photography.

Albert V. shared their experience and said:

Albert V.USASubmitted 2026

Do not waste your time or your money with this company. They advertise as a flat fee service, only to charge an additional. .25-.50% at closing. Communication is horrible. You have to pay $25 per open house, according to them, this will be advertised within 24 hrs, TOTAL LIE! They mislead you since the beginning and do not provide the services they advertise.

Here’s what Jim M. had to say:

Jim M. USASubmitted 2026

We attempted to list with freedom all I can say at this point absolute total nightmare our property is 6 hours away from us they just run a scam I took the photos they claim their copyrighted they’re not I personally took the photos and then at the end of all the back and forth for literally 3 weeks and no listing then they start talking about alternative photos where I can pay them to send someone else to take pictures there’s your scam they want to get paid to take pictures or they’re going to force you into going with a broker which is going to cut them in on the action for more than their 0.5%. this place is a joke it’s ran by a clown avoid them completely your life will be much better.

❌ Leads not forwarded to sellers

Many sellers claimed that buyer inquiries and offers were not consistently passed on to them. Reviewers also reported slow responses from List With Freedom. Some buyers’ agents allegedly had to contact sellers directly after receiving no response from the company.

Steven Cotch, who faced this situation, said:

Steven Cotch USASubmitted 2026

This listing service is a scam do you use them. They tell you you are in control of your showings etc. but this is not true. They are using a deceptive tactic. When someone clicks on Zillow as an example to contract an agent is doesn’t route them to List With Freedom. They yell you this when you sign up. However what really happens is that a notice will come you that a Zillow agent what’s to bring you a buyer and do you are then dealing with paying a commission. This company is such a scam stay away!! Furthermore, when I asked for a refund the answer was no of course!

Complaining about List With Freedom, Jshrek said:

JshrekUSASubmitted 2025

So if you decide to use this company, the only they are good for is the very basic service (Gold or Platinum) to get your listing onto MLS. Otherwise, do NOT pay for any upgrades, especially the Personal Transaction Coordinator or the Contract Prep & Review services. They have slow support response times, and multiple agents that contacted them ended up having to contact me directly as they got no response. Even an offer that was submitted to them, never got passed onto me at all.

Source: Trustpilot

❌ Additional services not provided to Premium sellers

A few sellers who paid for additional services reported delayed responses and little help with offers, counteroffers, and closing estimates. One reviewer said they paid $595 for extra services but still had to find information and manage key tasks themselves.

Sharing their experience, Mariah Casillas said:

Mariah CasillasUSASubmitted 2025

I suggest you save your money and get the cheapest package that puts your home on MLS. I bought ALL the service they offered and was left with delayed action items, delayed or no responses for potential buyer and title companies, and zero help on actually going over any offers or counter offers. When I called for help, I was told I needed to find the information myself. I had to remind them I was an all service paid “VIP” customer. Weeks of calling asking for a closing estimation… never got one. I am currently asking for the refund of the “extra services a value of $595”. I feel scammed.

What Are List With Freedom’s Pros and Cons?

List With Freedom offers a low-cost way to get your home on the MLS, with benefits such as broad listing exposure and unlimited listing changes. However, their plans also come with additional fees, service limitations, and reported communication and listing issues.

✅ Pros

  • No Realtor Commission: List With Freedom charges an upfront fee for their Flat Fee MLS service. So, you skip paying thousands of dollars in commissions, like Ian S.
  • Market Exposure: Your home gets maximum exposure. Your listing gets syndicated to websites like Zillow, Trulia, Realtor.com, and major real estate websites.
  • Unlimited Listing Changes: Most Flat Fee MLS listing services provide a limited number of changes with the cheaper plans. However, you get unlimited listing changes with any List With Freedom plan you choose.

❌ Cons

  • Overpriced Add-Ons: List With Freedom’s essential add-on services for home sellers come with a hefty price tag. A transaction coordinator will cost you $395, real estate photography will be $575, and each open house for $25.
  • Restricted Online Showings: Their online showing service is not available in all areas. Agents may not be able to schedule showings, reducing convenience and limiting exposure.
  • Compliance Fee: On top of a flat fee, List With Freedom will charge you a compliance fee of 0.25% to 0.5%. Many sellers, like Albert Valdez, felt that the company did not clearly advertise this aspect of their packages.
  • Poor Support and Communication: According to List With Freedom reviews, the company often fails to respond on time. John Petrequin called the communication ‘horrible’ and advised sellers to not use their service.
  • MLS Listing Errors: Like many sellers, your MLS listing may display incorrect information about your contact, property, or neighborhood details. For instance, Laura T. shared that their home was listed on the wrong MLS, and the representative also failed to post a video of their home.

How Does List With Freedom Work?

List With Freedom helps you list your home on the MLS without a traditional listing agent. The process is mostly online, from selecting a package to submitting your property details and completing the required paperwork.

  1. Select Your Package: Choose your package from the ‘Pricing’ page on the company’s website.
  2. Complete Online Listing Forms: After selecting a package, proceed with the listing. Enter your property and personal details, and choose any add-ons as needed.
  3. Create Account & Pay: Set up an account by entering your email and password, then complete your payment. After this, you can also easily access the List With Freedom dashboard.
  4. Upload Photos: Showcase your property by uploading the best photos.
  5. Sign Documents Digitally: After adding property details and photos, review and sign all the necessary listing documents electronically.

Where Does List With Freedom Provide Their Services?

List With Freedom provides services in most US states except Alaska, Colorado, and Hawaii. If you are a seller in these states, you will have to look for other options.

What Plans and Packages Does List With Freedom Provide?

List With Freedom offers several Flat Fee MLS packages, with prices ranging from $89 to $395. While the plans provide the basic tools to list your home on the MLS, many services are available as paid add-ons, so your final cost can vary depending on the features and support you need.

1. Gold Package: $89 + 0.5% at Closing

List With Freedom’s Gold plan costs $89 upfront plus a 0.5% compliance fee at closing and keeps your property on the MLS for six months. It provides the basic tools needed to get your home listed and visible to buyers, but the relatively limited package leaves much of the selling process in your hands.

Included with the Gold plan:

  • MLS listing for 6 months
  • Up to 25 photos
  • Syndication to major real estate websites, including Zillow, Realtor.com, Trulia, Homes.com, and Redfin
  • Automated price valuation, wherever available
  • All required real estate forms and disclosures
  • Free, unlimited listing changes
  • Buyer inquiries sent directly to you
  • Control over buyer-agent compensation
  • Customer support in English and Spanish
  • Call, chat, and email support 7 days a week
  • Online listing setup
  • Cancellation at any time, provided there is no pending contract or active offer

2. Platinum Package: $195 + 0.25% at Closing

The Platinum plan costs $195 upfront + 0.25% at closing. It includes everything in the Gold plan, along with very few additional benefits at $195.

Extra features included with Platinum:

  • Maximum number of MLS photos
  • 0.25% compliance fee at closing instead of 0.5%

3. Platinum Plus Package: $395 + 0.25% at Closing

The Platinum Plus plan costs $395 upfront + 0.25% at closing. It includes everything in the Platinum plan, with a few additional benefits and a longer listing term.

Extra features included with Platinum Plus:

  • 12-month MLS listing
  • Unlimited open house listings
  • Post virtual tour
  • Personal transaction coordinator
  • Online showing service
🚨 Watch Out for Hidden Costs: List With Freedom’s $89 package may be their costliest option in real terms. It charges a 0.5% compliance fee, compared with 0.25% for both the $195 and $395 packages. For a $42,400 home, the $89 package costs $301 in total. Meanwhile, the $195 package costs $301, and the $395 package costs $501 and comes with a few included tools. Above $42,400, the $195 package becomes cheaper than the $89 package, making it worth comparing the total costs before choosing.

Additional Charges for Plan Upgrades

List With Freedom’s add-ons can quickly increase your selling costs. Some individual upgrades cost more than the highest-tier plan itself, while several services that can be useful during a home sale carry separate price tags. As a result, your total expense could be considerably higher than the advertised $89 to $395 plan prices once you add the features and support you need.

Add-OnsCost
Post virtual tour$40 (Included in Platinum Plus)
Online showing service$59 (Included in Platinum Plus)
Lockbox$69
Professional yard-sign$69
5 Open house directional signs$69
Comparative Market Analysis$195
Personal transaction coordinator $395 (Included in Platinum Plus)
Professional photography with enhanced Zillow Showcase listing $575
Contract prep, offer and counteroffer review$595
Open house$25 per open house

List With Freedom’s plans start at $89 and go up to $395, but the pricing structure can make the higher tiers less compelling. Key limitations include:

  • Little Difference Between Gold and Platinum: Platinum costs more than twice as much as Gold, but the core features remain largely the same. The main differences are a higher photo allowance and a lower compliance fee, making the upgrade relatively limited.
  • Bare-Bones Packages: The plans primarily provide MLS listing services and leave much of the selling process to you. Services such as showing management, lockboxes, and other tools come with additional charges.
  • Expensive Add-Ons: Some individual services cost more than the $395 Platinum Plus plan itself. For example, contract preparation and review costs $595, while a personal transaction coordinator costs $395.
  • Complaints About Paid Services: Some List With Freedom reviews report that they paid for additional services but did not receive them as expected.

If you want more support without piecing together multiple paid upgrades, consider comparing List With Freedom with other Flat Fee MLS providers that bundle more selling services into their plans. An all-inclusive package can make your total costs easier to predict and reduce the need to pay separately for essential services.

Who Are the Best List With Freedom Competitors?

The best List With Freedom competitors are Houzeo, Beycome, and Brokerless. We evaluated these Flat Fee MLS services based on comprehensive packages, better listing terms, and plan affordability. Here’s how they compare with List With Freedom.

We conducted a comparative analysis to identify List With Freedom’s top competitors based on key factors like comprehensive packages, better listing terms, and plan affordability. We aim to provide a fair and data-driven comparison.

  • Market Comparison: We evaluated different types of home-selling solutions, their services and company policies.
  • Pricing Structure Assessment: We evaluated the true value of each platform by breaking down upfront flat fees, potential hidden costs, and percentage-based commission structures.
  • Consumer Feedback Review: We analyzed seller reviews from Yelp, BBB, Trustpilot, and Google to understand satisfaction levels and common concerns across platforms.
  • Support and Assistance Evaluation: The level of transaction support was evaluated by measuring the availability of dedicated closing coordinators, comparative market analyses, and advanced tools.
  • Selection Criteria: We chose the competitors based on how they differ from List With Freedom’s model to ensure a balanced mix of alternatives.

1. List With Freedom vs. Houzeo

List With Freedom offers affordable MLS listing packages, but its plans are relatively bare-bones, with several services that can make selling easier available only as paid add-ons. This means you may need to pay separately for services such as showing management, open house announcements, and other selling tools.

On the other hand, Houzeo’s four plans are all-in-one packages that bundle a wider range of essential selling services. Depending on the plan, you can get features such as offer management, showing management, pricing assistance, and broker support without piecing together multiple paid add-ons. This makes it easier to get a more comprehensive selling experience from a single package.

2. List With Freedom vs. Beycome

List With Freedom’s $89 plan, plus a 0.5% compliance fee, is a basic MLS listing option with a limited photo allowance and a shorter listing term. For more photos, a longer listing period, and other promotional features, you may need to upgrade to one of their more expensive packages.

In comparison, Beycome’s $99 plan includes more photos and a longer listing term. However, Beycome’s Trustpilot page was flagged for alleged fake reviews and a breach of guidelines. So, be sure to read Beycome reviews to know their major red flags.

3. List With Freedom vs. Brokerless

If you choose List With Freedom’s cheaper plans, you may not get any help with the paperwork or closing process. To get actual human support, you might have to upgrade to their most expensive premium plus tier and possibly also pay for the add-ons.

In contrast, Brokerless focuses on transaction and paperwork support even in their basic $99 plan. They can help you navigate tricky legal documents without requiring you to jump to a high-priced package.

Other Options You Should Consider

  • Sell FSBO: For Sale By Owner websites help you list and sell a house yourself. This way, you save thousands in agent commissions and retain complete control over the selling process. Many FSBO websites will also help you with the paperwork.
  • Sell Through Discount Realtors: Discount real estate brokers reduce their commissions to offer affordable services. Their commission varies between 1% to 2.5%.
  • Sell to Cash Home Buyers: Individual cash home buyers make all-cash offers, usually within 24 to 48 hours. They also let you skip listing on the MLS.
  • Sell through a Realtor: Traditional Realtors list your property on the MLS and help you at every step of home selling. However, you have to pay them 3% of the home’s sale price for this convenience.

Should You Sell With List With Freedom?

Yes, you may sell with List With Freedom if you are comfortable handling showings, negotiations, and other parts of the sale yourself, despite paying a fee. Moreover, the upfront price does not include add-on costs such as $595 for counteroffer review, $25 for each open house, and more.

Instead, consider a more full-service Flat Fee MLS option like Houzeo, with five-star customer support and an all-in-one plan that includes essential services at a flat fee. Houzeo provides offer management, pricing assistance, broker support, and contract guidance without having to pay separately for each service.

We implemented a rigorous multi-platform evaluation framework to provide an objective, fact-based analysis of List With Freedom’s services. This review avoids single-source bias by analyzing verified customer touchpoints across primary consumer intelligence networks.

  • Cross-Platform Aggregation: We gathered raw review data across Google, Yelp, Trustpilot, and BBB to eliminate platform bias. Each platform weights sentiment differently, so aggregating across all four corrects for the blind spots any single source would introduce.
  • Verified Customer Sampling: Our analysis evaluated 2,000+ specific consumer touchpoints to ensure statistical relevance, filtering out unverifiable or duplicate accounts to protect data integrity.
  • Temporal Weighting: Reviews were time-stamped and weighted so recent feedback (last 6–12 months) carries more influence than older reviews, ensuring the analysis reflects current service levels rather than historical performance.
  • Customer Service Analysis: We scrutinized customer interactions with customer service, identifying communication gaps.
  • Alternative Cross-Referencing: We compared List With Freedom directly with competitors to baseline their market value.
  • Category Tagging: Each touchpoint was coded against recurring themes like pricing transparency, agent responsiveness, closing timeline, etc., so the review speaks about specific, actionable dimensions of service rather than a single blended star rating.

They did everything wrong and I had to bring it to their attention. They couldn’t find the AVID inspection. They never sent the docusign for the contract. The phone number in the listing was for a 4th grade teacher in FL. My listing is in CA. I finally gave up.

I have bought and sold real estate in the city of Louisville for over 25 years. As a for sale by owner seller, I thought List with Freedom would be worth trying. They provided very little support if any, and I was completely uninformed about the closing process! All they want is your money. Use Zillow instead!

My neighbor listed property with listwithfreedom.com. in Washington state. I found the listing to be inaccurate in certain areas that affect me personally. When I tried to explain this to the listing agent, Anthony Giglio, he was quite rude, condescending, talked over me, and would not let me explain my concerns, saying that he could not change the listing without the owner’s permission. I totally understand that, and did not expect any changes without him speaking to the owner. I explained to him that I had already spoke to the owner and that he had not changed the listing. I was only reaching out to the listing agent to give him information so the listing was more accurate, in hopes that he would speak to the owner to come up with a better listing description. If this is how Mr Giglio does business I would highly suggest not using him as an agent. Listing properties inaccurately is not only a waste of time to prospective buyers, but not something reputable agents wouldn’t do. I am giving two stars, because Danica, the person I chatted with on the internet, was quite reasonable and helpful.

Horrible Horrible Horrible The worst agency I have ever dealt with in my career. I understand that they just list and the homeowner does it all BUT they never presented my offer ( I had to reach out to the seller directly) and almost impossible to get them to sign documents.

They get sellers into mls but will not help with anything else. Sellers are left to do everything on their own. The buyers agent ends up doing all of the work and there is no representation for the sellers at all.

I was the buyers agent and the listing agent was from “List with Freedom”. The so called listing agent didn’t do the minimum requirements to help his client and required the client to do all their own negotiation. Totally unprofessional and they did their clint no service. If I was the listing agent I would have got my client 30% more for their property

As a real estate professional, I’ve always had a difficult time scheduling showings or getting accurate information when I’ve had folks interested in the listings w/ this company. I am all for different models and services, but I feel like the consumer may not realize the opportunities that are being missed by having such a difficult method for getting information about showing homes, and with no direct contact to the listing agent. I would encourage consumers to explore other avenues.

No contact information in real estate postings for potential buyers to contact anyone. I contacted customer service several times about the problem. The problem was never fixed. Each time I was told that a third party did the listing without any offer for assistance. I would not recommend List with Freedom.

Great service from knowledgeable associates. The quirks in their online requirements were frustrating, but when we established the listing and responses it improved. Paying extra for their administrative assistance was an excellent decision. This is the 4th home we’ve sold using an online broker … and this was the best service ever. Highly recommend.

Very easy to use. Turnaround time is fairly quick. Effective – got multiple realtor showings in the first couple of days after listing went live.

Absolute trash! Realtor never showed house even though people tried to request viewings and had fraudulent voicemail message which deterred buyers more. Total scam

I worked directly with the seller and they effectively represented themselves. Because of this, the work that would have been the burden of the listing agent became my burden as the buyer agent. I effectively worked both sides of the transaction and was paid for half.
